I am re-blogging this post so that I can assure any and all potential clients that I do not work this way!!!!  I answer all of my phone calls as they come in and on the rare occasion that I am unable- I have a four hour call return policy.

What does a potential buyer's agent REALLY need to know about a property I have listed for sale?

Let me clear again, what I mean by "property" in this case is a standard residential suburban property.

I am not talking about a shopping center, or a 10,000 acre ranch, or an abandoned amusement park, or a movie star mansion, or a house made out a missile silo or anything like that.

Also, I have to say that I am talking about my part of California.

Real estate law or Local Brotherhood Of Real Estate Agent's Bylaws and MLS regulations may vary by state.

In my opinion, this is what a potential buyer's agent needs to know:

ITEM 1. How To Show The Property (Days and Times Available/Lock Boxes And Location/Occupancy Status/Special Instructions: Pets?/How To Make An Appointment, Etc.)

ITEM 2. How To Write An Offer On The Property (Where To Send The Offer/What That Offer Must Include/What Happens To Offers After Delivery, Etc.)

ITEM 3. The Status Of A Property (How Many Offers/Status of Offers/Short Sale Negotiation Status, Etc.)

ITEM 4. Information About The Property Gained From RELIABLE Sources (Mandatory Seller's Disclosures/Inspection Reports/Agent Reports, Etc.)

***If any agent out there can add to my list of things that a potential buyer's agent REALLY needs to know, please post a comment below.****

And I don't mean what they could possibly ask, or might be curious about, or might want to know.

I mean, if you were representing a seller's best interests, what would information would you advise the seller to provide?

Not answering the phone i would think is not good bussiness. Returning calls you are not ABLE TO ANSWER is good bussiness.

The only time I do not answer my phone is wehn I am writing a contract with my buyers, presenting a contract to my sellers, or already on a phone call...  Yes, I answer the phone while I am showing my clients houses- some people view that as wrong- the way my clients view it is that they know they can get a hold of me at all times-  If the call is not urgent I politely ask if I can call them back when I am finished showing houses.  Have not had a problem yet- adnI ahve been doing this about 9-10 years...!

Shanna, I wouldn't dignify Edward's post with a comment. But I agree with you -- we have to answer our phones. As someone who works mostly with buyers, I always call the listing agent before showing. In Park City, most of our listings either request it or require it ("appointment required"). Plus, it gives me a chance to learn more about the property than I can via the MLS. 12 pictures and a 4 line blurb can only tell you so much. Sometimes there's a story to go with the property that the buyers enjoy hearing. And sometimes it's just good to build a relationship with another agent with whom you might be doing business. Keep up the good work. And have a great day!
