This is a pet peeve of mine and no matter how many times I say it, I see it all over the place.  Would you make sure to close the toilet lid before taking a photograph of the bathroom!!!

Seriously, the toilet should never be the focus of the photograph, but if it needs to appear, CLOSE THE LID!!

Both Jeff Turner and Neal Bloom just posted pictures of toilet bowl interiors - "It's a man thing", they say.

But I'm not only going to pick on Jeff and Neal - take a look at some pictures by RICK.

It is really is funny to think that once that bowl is exposed, that's all you want to look at, no matter what the bathroom has to offer, it could be marble it could be the latest and greatest designer finishes.....the eye will go directly in the bowl.

So please do me and your real estate customer a favor - don't flush prospects down the toilet.....CLOSE THE LID!!

Okay, so this is one of MY pet peeves. Why take a picture of the bathroom in the first place? I mean, seriously, what value does this shot offer? Rich - no....it's MY pet peeve and you can't take it! LOL!  Now...in defense of the bathroom picture....I do think it's necessary, I love to see what finishes are there and if they need to be redone - don't take it out all together!

Jennifer - original bathrooms in S. Florida are very common and popular and colored toilets and sinks are 'IN'.....but the inside of the toilet......I can skip that all toghether.

Those are just plain dumb pictures.  Unless the bathroom is really big and really nice, there should not be pictures of the bathrooms at all.  They are just to small and usually do not photo well.

Well, you know what they say....If you have seen one toilet, you have seen them all. Taking a photo of a bathroom is a challenge. If is is so small the toilet is the focus, skip it! I have never heard a buyer exclaim the "I just love the toilet - let's buy this house!"

that first picture is great. Not only is the lid up potentially exposing the unthinkable, but the garbage is full, and hey what do I see under the drain pipe. My gosh its a platic bowl, hummmm, maybe to catch the water that is leaking from the drain pipe.

I take pictures of nicely staged bathrooms for the mls....and the ones that are all redone in a 1960 condo....funny,people do like to see a nice bathroom...not the stained toilet bowl or the lifted seats so it leaves one to imagine what is all around the rim...yuk...thanks Ines....I was drinking my morning coffee. :)

Just as others said, my eyes went directly to those toilets - yuk!  I get to my listings a little early and do a quick walk-around to see what I need to take care of before the buyers get there.  Invariably, there's at least one toilet seat up, and I have to touch it to put it down.  Why oh why do people leave those UP???

Some bathrooms just need pictures taken of them - with the lid DOWN.

 Now don't get me wrong... my brother lives in China so I am not trashing them... but.... this is a standard toilet in China.... No lid problem there... cause they don't have them....   I might also mention that they are flush with the ground so you have to "squat" over the whole.... and don't forget to bring paper... because they don't supply it....     Beautiful country but they need to work on this one

I have to say this is my biggest pet peeves. Our office is in Japan and we have the same toilets as in Japan. They are called squat toilets BUT they are supposed to be really healthy for you. That is the natural way for a human to go to the toilet  in nature so they keep your body's plumbing in good conditon! Now no toilet paper is a whole other story.

YUCK!  What could be uglier?  Necessary, yes but uuugly!  When I had my house built, the builder wanted to locate the toilet right in front of the door entering into the bathroom, plus the bathroom would be directly across from the front door of the house.  I said, are you kidding me with this!!!  The overall design of the toilet has not evolved much over the years.  I keep thinking that some creative designer will bring it into the 21st century.   And don't even get me started on toilet lids!  Have you seen some of these lately?  Hilarious post.

I agree with the first person that said, why bother taking a picture of the bathroom unless it is some huge Italian marble throne??  I hate even looking at pictures of bathrooms in houses and don't know why agents even try.  There is no good angle for taking a picture of a bathroom - lord knows I have tried - they always look real small and dumpy - pardon the pun!

I agree with those who said that there's no particular reason to photograph the bathroom at all, unless there's something special about it.   I also take umbrage at the suggestion that it's a "man thing" to leave the lid (as opposed to the seat) up.  Many people leave the lid up.  If you're going to take a photo, put the lid down.

I'm trying to implement a way for users to click a toilet on a virtual tour and open the lid.  If they click it again it will switch to a birds eye view with an option to zoom so you can actually see UNDERNEATH the rim.  It'll be the next best thing for virtual tours!

I have never given so much thought to the toilet or bathroom in my life then to see a 100 comments and such a variety of comments......I also like the chained toilet lid!  The premise of the lid down has always been a house rule so no mistakes here.....been in training over 20 years!  Nice post.

OH yeah!  I hear you girl!  pet peeve of mine as well.. .bugs me beyond belief!!!  Then to get a toliet with the black hole right in the middle of your photograph.. .yuck!   Toliets are nasty (but a necessity- sure beats using an out house!) and I'm a germ-a-phobe!

Hee hee. Funny post. I agree with most everyone...I try not to take photos of toilets! I have a client right now and whenever I show the property I notice that all the toilet seats are up. Even the bathrooms they never use! What's that about, do they think the toilet needs to breathe or something? Yuk. I think toilet seats up is bad fung shui too...but that's probably another post.

Ines - Thank you for the potty talk. It is a source of aggravation for me as well. I've never understood why agents always seem to have one of their standard pics be one of the tiny bathroom, with or without the seat up. I haven't run across a home yet that doesn't have at least 1 bathroom (have you?) and the focus on the throne just seems silly. It certainly isn't going to help sell the house.

A couple of years ago I had a listing that was a beautiful apartment. xxx mint renovation. I had the whole place photographed including the bathroom and posted the pictures on websites. My seller called up and said they found it offensive seeing their toilet in photos and I should take it down. Since then I've never shown a toilet in any photos. I will sometimes show the bathroom in photos but only the vanity, the shower, tiles, marble etc but No toilet shot.

I see this all the time in photos- bugs me to no end.  I also have had showings where there is a surprise left in the toilet (with the lid up).  Disgusting special feature.

Donna -as an architect,  I can tell you that bathroom design is not an easy subject and trivial things like toilet location is key.  I just walked into a $2 million dollar listings where you could see the toilet from the master bedroom.....that's just WRONG!

I agree, this has got to be my biggest pet peeve in this industry.  If Realtors don't think that Buyers pick this out when they are looking thru house photos:  YOU ARE WRONG!  I have had one Buyer not want to see the whole house because the bathroom/toilet photo was so disgusting.  Imagine that!

To the post above:  Nice pic.  If you must take a picture of the bathroom (which I don't know is ALWAYS NECESSARY), at least do it with taste! :)  Kudos!

better yet! make sure when you take the picture, there's no one on the seat!

when I was realtoring I had the chance to show a house by Frank Lloyd Wright's top student...

the people had remodeled some to make what was supposed to be the master into a mother in law suite.  They made a little bathroom...

you have to understand most of the walls were not fixed but could move in slots and grooves...

anyway... the bathroom had a $2000 toilet in it... and a small shower stall...

I could not fit in the stall.. I'm not THAT big...

and you could barely get to it because the toilet (big and BLACK) was in the way!!

Someone may have gotten a permit to start construction in some way but that was definitely not 15" on center... i.e. to code!

BB - OH NO!!!  That's not difficult to do these days....the moon maybe?  The exploding toilet scared the crap out of me (pun intended) and the Japanese one I just wished the guy with the dirty shoe would stick it in there to wash it!  I was more grossed out by the shoe than the toilet!

Jeff D.- I really think we should survey the consumer about this because I like to see the shape of the bathrooms and bathrooms HAVE been deal breakers for us because they are costly.

I have one rule about listing pics - if it doesn't show the house to an advantage don't take it!  That includes toilets with the lids up, unmade beds, corners of small rooms, trash cans, messy kitchens etc.

On the top two photos the open toilet lid is the least of those bathroom's problems.

Pink tile with blue fixtures. These guys need to call the folks at MiracleMethod.com bathtub, tile, and surface coating.

Our local Miracle Method guys have done several projects for me with excellent results. They can make old and outdated fixtures and tile look like brand new in about 3 days for about 25% of the cost of replacing.

Terri - I have that rule too unless the listing is a fixer upper or a complete demolition job, which at that point, no one even cares and want to see the space.

Jim - what a great commercial - I do use refinishers....BUT.....in Miami the retro 50's bathrooms, if in good condition, are a great seller and they usually have funky colors like pink and blue - teal and black - yellow and green.  The white on white bathrooms, unless in a really cheap house, are not good sellers.

Hugh - AHA!  that's exactly what I wanted.......for people to go back and check their bathroom pictures!

Eric - what's wrong with bidets?  : )

Love your title! You are right, close the lid. BUT, that's only the beginning of what's wrong with every one of these bathrooms.

They are all butt ugly!

A home stager could transform any of them (and the house too!) at minimal cost. Then it's up to the agent to take great photos and market the heck out of it, especially when about 70% of homebuyers are looking online before deciding whether to even visit a listing.

I usually don't show bathroom pics unless it's one of my larger homes with upgraded baths eg. jacuzzi, sep showers, dual sinks etc. Fortunately, the toilet in usually in a separate little area with a door!  I will remember you each time I go out & take photos...I can just hear you now... "Remember to shut the toilet, Michelle! " I will definitely be playing "I Spy" from now on, looking for open toilet seats, peeling wall paper and the funky shower curtain combos. lol

YES! I saw my butterfly after I left you the potty. Thank you?  ... That IS a padded toilet seat. Cozy? The bathroom is the standard full bathroom from a '50's rambler .. Oh man, this post is hilarious.  I guess there is only so much you can control as a Realtor, but if it were me I would have to have strict self control not to only close the lid, but to also close the shower curtain, trash the personal items, remove the floor rugs, oh heck who am I kidding, I would just stage the whole thing :-)

Look on the bright side - at least the toilets are indoors!  Where I come from, you'll often see them in people's yards.
