Toilet for sale - house comes with it.

This is a pet peeve of mine and no matter how many times I say it, I see it all over the place. Would you make sure to close the toilet lid before taking a photograph of the bathroom!!!

Seriously, the toilet should never be the focus of the photograph, but if it needs to appear, CLOSE THE LID!!

Both Jeff Turner and Neal Bloom just posted pictures of toilet bowl interiors - "It's a man thing", they say.

But I'm not only going to pick on Jeff and Neal - take a look at some pictures by RICK.

It is really is funny to think that once that bowl is exposed, that's all you want to look at, no matter what the bathroom has to offer, it could be marble it could be the latest and greatest designer finishes.....the eye will go directly in the bowl.

So please do me and your real estate customer a favor - don't flush prospects down the toilet.....CLOSE THE LID!!

Okay, so this is one of MY pet peeves. Why take a picture of the bathroom in the first place? I mean, seriously, what value does this shot offer? Unless it's some HUGE 5-pc Master bath with Italian tile, why bother? How does it benefit the prospective Buyer? "Oh, look, Martha! This house has a toilet! Quick, call the real-a-tor! Let's make an offer NOW!....

LMAO... at least you can't see any skid marks!!! Looks like the sink is leaking in the first one. Why a bowl under the drain.

I'll have to show my sister this post. She loves everything "retro" and in her old country home she has pink fixtures in her bathroom. I think she would be surprised to see others still have these old fixtures. How about that blue sink?

Rich - no....it's MY pet peeve and you can't take it! LOL! Now...in defense of the bathroom picture....I do think it's necessary, I love to see what finishes are there and if they need to be redone - don't take it out all together!

Jennifer - original bathrooms in S. Florida are very common and popular and colored toilets and sinks are 'IN'.....but the inside of the toilet......I can skip that all toghether.

Those are just plain dumb pictures. Unless the bathroom is really big and really nice, there should not be pictures of the bathrooms at all. They are just to small and usually do not photo well.

Now I have to use the toilet!

I generally don't provide pictures of the Bathroom in my listings. Who wants to look at a toilet anyways?

James - with a wide angle, bathroom pictures can look great.

Chad - LOL! I've received feedback from customers that tell me that if the bathroom is not shown, they think something major is wrong with it....so we do show bathrooms.

This is so true, I see this all the time. See to us guys, a lid that is up is in its normal position so it doesn't even register in our lil minds that it is something that should be corrected.

Well, you know what they say....If you have seen one toilet, you have seen them all. Taking a photo of a bathroom is a challenge. If is is so small the toilet is the focus, skip it! I have never heard a buyer exclaim the "I just love the toilet - let's buy this house!"

that first picture is great. Not only is the lid up potentially exposing the unthinkable, but the garbage is full, and hey what do I see under the drain pipe. My gosh its a platic bowl, hummmm, maybe to catch the water that is leaking from the drain pipe.

I take pictures of nicely staged bathrooms for the mls....and the ones that are all redone in a 1960 condo....funny,people do like to see a nice bathroom...not the stained toilet bowl or the lifted seats so it leaves one to imagine what is all around the rim...yuk...thanks Ines....I was drinking my morning coffee. :)

Ines, This is to funny. You know it must of been a man in some of the photos..(the two top right ones)..:-).. I know I am not a Realtor but I can honeslty see how that can happen.

What do you guys want me to do...I was at this fricken listing for 4 hours trying to get them to price it right and would not leave until I did, I had to get the photos before it was past my bedtime...it is only 85K so if I forgot to close the lid then shoot me ...ok! Actually it is a man and a women...they are elderly..maybe they left it open because they could not see if they might fall in or something...I don't know.

Ines, no, no, no the lid has to be up, it is the lids natural position, it save time. You never no when the pain hits and every second counts. Can you imagine not making it because you had to lift the lid up. So you want to show you Buyers that the house is always ready to handle all emergencies :)

Just as others said, my eyes went directly to those toilets - yuk! I get to my listings a little early and do a quick walk-around to see what I need to take care of before the buyers get there. Invariably, there's at least one toilet seat up, and I have to touch it to put it down. Why oh why do people leave those UP???

Some bathrooms just need pictures taken of them - with the lid DOWN.

ALL of my buyers shop houses based on the size of the toilet. Oh wait....I don't have any buyers. Never mind.

Funny that you post about this! I do the same thing. I make sure the seat is down for the photo. And if I am doing an open house, I make sure they are all down too.

Are these bathroom pics from a room in a hospital or an elderly care facility? Seriously, just say that the bathrooms need remodeled. Apparently my market is different than yours. Good luck with those homes. Great blog!

Brian - LOL! My point exactly - leaving the seat up shows like it's a crappy bathroom (no pun intended). 2 3 of those bathrooms are from $1 million + listings (one is a $4 mil listing).....pretty sad no? Back to either not showing the bathrooms or to photographing these correctly.

Those pictures certainly drove home the point, the toilet should be closed. Nothing worst than showing a house where the toilet is open and it is dirty.

Ines - I'm with you! In my house the lid stays down if it's not being used. Period. I just have a thing about leaving the lid up. Guess I was raised to be a snob! LOL Oh well....it certainly detracts from the room when that is the focal point.

This was way too funny! In the defense of the picture takers - at least they went inside and took photos. We have a lot of folks around here who don't even get out of the car!

I recently found a couple that made me laugh. One was a picture of their pool... and there were 2 people sunbathing. The other was a picture of the living room with a baby in its diaper laying in the middle of the floor. So my question is... What realtor would actually take this pictures then push them to the MLS?

toilets have no place in listing photos lid up or down! Bathrooms if they have some exceptioanal quality can be featured but no toilets plese!

I never would have thought about that. We usually don't use the bathroom pictures at all unless the bathroom is spectacular. You've seen one plain bathroom, you've seen them all.

Tracey - see I agree with that - no ugly bathrooms.....unless you are showing a fixer upper and want to paint a really grim picture (it could be a strategy).

In our MLS it's kind of a joke that you can tell who's listing it is by the photos. We have one (male) agent that invariably takes a photo with the lid up. LOL glad I'm not the only one!

Now don't get me wrong... my brother lives in China so I am not trashing them... but.... this is a standard toilet in China.... No lid problem there... cause they don't have them.... I might also mention that they are flush with the ground so you have to "squat" over the whole.... and don't forget to bring paper... because they don't supply it.... Beautiful country but they need to work on this one

I'm a firm believer that there is never a need to show a photo of the bathroom in marketing materials for a listing. Surely there are other more attractive parts of the home to show off!?!?

OK, don't even get me started on the Japanese toilet. Have you ever heard of the Toto? Not the band, the toilet? I went to some very fancy shmancy Japanese Restaurant in Beverly Hills, I walked in to the bathroom after a few glasses of Saki. I open the stall door and the darn toilet seat opens by itself, I sit down and the seat and is heated (I kid you not)! OK, if that's not enough there is a control panel on the side, with all sorts of buttons. I start pushing these buttons and water is squirting and it's heating up and all sorts of weird things. Some women in the next stall is hysterical laughing because her Toto is doing the same thing. I'm wondering, is it the Saki or what?

Long Beach Home Bathroom Remodels

I have to say this is my biggest pet peeves. Our office is in Japan and we have the same toilets as in Japan. They are called squat toilets BUT they are supposed to be really healthy for you. That is the natural way for a human to go to the toilet in nature so they keep your body's plumbing in good conditon! Now no toilet paper is a whole other story.

Todd - I've heard that those squat toilets are definitely healthier for you - it's funny how we get used to certain things and cannot accept others.....but that's another post alltogether.

Now if you think of these Japanese bathrooms, they must be easy to photograph....just don't point at the floor and keep the camera at eye level

One does get their monies worth on AR, I have to say that,lol I had a really wonderful picture that I thought I kept on this computer, it is not there. I will find it and share it . Cleaver and very worthwhile post. It does go to the heart of the matter!

William - I know we've gotten of course here for a bit, but I do think that a lot would argue that the post does not go to the "HEART" of the matter....but somewhere else! ; )

YUCK! What could be uglier? Necessary, yes but uuugly! When I had my house built, the builder wanted to locate the toilet right in front of the door entering into the bathroom, plus the bathroom would be directly across from the front door of the house. I said, are you kidding me with this!!! The overall design of the toilet has not evolved much over the years. I keep thinking that some creative designer will bring it into the 21st century. And don't even get me started on toilet lids! Have you seen some of these lately? Hilarious post.

I have two pet peeves:

1) Pink toilets - too sissy for me.

2) Lids down - too sissy for me.

That and garbage cans in kitchen photos!! Why don't people move the garbage cans in the kitchen out of the way for the photos?

Ines, if the men can't remember to close the lid after they use it, how are they going to remember to close it for photos? LOL

I agree with the first person that said, why bother taking a picture of the bathroom unless it is some huge Italian marble throne?? I hate even looking at pictures of bathrooms in houses and don't know why agents even try. There is no good angle for taking a picture of a bathroom - lord knows I have tried - they always look real small and dumpy - pardon the pun!

I agree with those who said that there's no particular reason to photograph the bathroom at all, unless there's something special about it. I also take umbrage at the suggestion that it's a "man thing" to leave the lid (as opposed to the seat) up. Many people leave the lid up. If you're going to take a photo, put the lid down.

I'm trying to implement a way for users to click a toilet on a virtual tour and open the lid. If they click it again it will switch to a birds eye view with an option to zoom so you can actually see UNDERNEATH the rim. It'll be the next best thing for virtual tours!

I have never given so much thought to the toilet or bathroom in my life then to see a 100 comments and such a variety of comments......I also like the chained toilet lid! The premise of the lid down has always been a house rule so no mistakes here.....been in training over 20 years! Nice post.

OH yeah! I hear you girl! pet peeve of mine as well.. .bugs me beyond belief!!! Then to get a toliet with the black hole right in the middle of your photograph.. .yuck! Toliets are nasty (but a necessity- sure beats using an out house!) and I'm a germ-a-phobe!

Hee hee. Funny post. I agree with most everyone...I try not to take photos of toilets! I have a client right now and whenever I show the property I notice that all the toilet seats are up. Even the bathrooms they never use! What's that about, do they think the toilet needs to breathe or something? Yuk. I think toilet seats up is bad fung shui too...but that's probably another post.

Ines - Thank you for the potty talk. It is a source of aggravation for me as well. I've never understood why agents always seem to have one of their standard pics be one of the tiny bathroom, with or without the seat up. I haven't run across a home yet that doesn't have at least 1 bathroom (have you?) and the focus on the throne just seems silly. It certainly isn't going to help sell the house.

A couple of years ago I had a listing that was a beautiful apartment. xxx mint renovation. I had the whole place photographed including the bathroom and posted the pictures on websites. My seller called up and said they found it offensive seeing their toilet in photos and I should take it down. Since then I've never shown a toilet in any photos. I will sometimes show the bathroom in photos but only the vanity, the shower, tiles, marble etc but No toilet shot.

I see this all the time in photos- bugs me to no end. I also have had showings where there is a surprise left in the toilet (with the lid up). Disgusting special feature.

Donna -as an architect, I can tell you that bathroom design is not an easy subject and trivial things like toilet location is key. I just walked into a $2 million dollar listings where you could see the toilet from the master bedroom.....that's just WRONG!

I agree, this has got to be my biggest pet peeve in this industry. If Realtors don't think that Buyers pick this out when they are looking thru house photos: YOU ARE WRONG! I have had one Buyer not want to see the whole house because the bathroom/toilet photo was so disgusting. Imagine that!

To the post above: Nice pic. If you must take a picture of the bathroom (which I don't know is ALWAYS NECESSARY), at least do it with taste! :) Kudos!

when I was realtoring I had the chance to show a house by Frank Lloyd Wright's top student...

the people had remodeled some to make what was supposed to be the master into a mother in law suite. They made a little bathroom...

you have to understand most of the walls were not fixed but could move in slots and grooves...

anyway... the bathroom had a $2000 toilet in it... and a small shower stall...

I could not fit in the stall.. I'm not THAT big...

and you could barely get to it because the toilet (big and BLACK) was in the way!!

Someone may have gotten a permit to start construction in some way but that was definitely not 15" on center... i.e. to code!

Usually we do not put pictures of the bathrooms on the MLS, exept it is very nice or special in any way.

OMG! I always thought it was just me who thought that!! I always go around before a showing or open house too and close the toilet lid. Drives me crazy!

Irene - that's pretty gross....I check all the toilets before I show a house and close lids.

Jeff D.- I really think we should survey the consumer about this because I like to see the shape of the bathrooms and bathrooms HAVE been deal breakers for us because they are costly.

David - you just cracked me up with "I'm not that big!" - I've seen very small bathrooms but butchering good architecture is a crime and should be punishable by law.

I have one rule about listing pics - if it doesn't show the house to an advantage don't take it! That includes toilets with the lids up, unmade beds, corners of small rooms, trash cans, messy kitchens etc.

On the top two photos the open toilet lid is the least of those bathroom's problems.

Pink tile with blue fixtures. These guys need to call the folks at MiracleMethod.com bathtub, tile, and surface coating.

Our local Miracle Method guys have done several projects for me with excellent results. They can make old and outdated fixtures and tile look like brand new in about 3 days for about 25% of the cost of replacing.

Thanks for pointing out something that should have been obvious. I will be going back to check all my bathroom pics and probably taking some new ones.

And throw a towel over the bidet, too! We don't want to gross anybody out..

Terri - I have that rule too unless the listing is a fixer upper or a complete demolition job, which at that point, no one even cares and want to see the space.

Jim - what a great commercial - I do use refinishers....BUT.....in Miami the retro 50's bathrooms, if in good condition, are a great seller and they usually have funky colors like pink and blue - teal and black - yellow and green. The white on white bathrooms, unless in a really cheap house, are not good sellers.

I have two other pet peeves with photos---photos with cars and garbage cans in the driveway.

I have had to clean the toilet before I could have my open house ugh... I take pics of all rooms but i dont post the bathroom pics unless its just amazing.

They are all butt ugly!

A home stager could transform any of them (and the house too!) at minimal cost. Then it's up to the agent to take great photos and market the heck out of it, especially when about 70% of homebuyers are looking online before deciding whether to even visit a listing.

I usually don't show bathroom pics unless it's one of my larger homes with upgraded baths eg. jacuzzi, sep showers, dual sinks etc. Fortunately, the toilet in usually in a separate little area with a door! I will remember you each time I go out & take photos...I can just hear you now... "Remember to shut the toilet, Michelle! " I will definitely be playing "I Spy" from now on, looking for open toilet seats, peeling wall paper and the funky shower curtain combos. lol

I guess this will remind Rick to close the toilet seat from now on as well. Did you threaten to post this, as a punishment? You are too funny!

The toilet pics are the most obscene but I also like when people take pictures of just the bed. Unless it comes furnished...try getting some of the room in the shot too! Ever heard of wide angle lens?

I had a friend in the business who wanted to retake a picture of herself in all the listing pictures because it was expiring soon. She knew she wasn't going to get the listing back and she considered doing it so the next agent couldn't use them. Then we discussed adding pictures of other stuff the night it expired so when the next agent went with the old listing to explain why my friend couldn't sell it they would see a picture of a cow in a pasture instead of a condo on a golf course...you gotta admit, it was worth the chuckle.

Rick & Ines, That's not nearly as funny as what she wanted to reprint in the remarks about the seller promising to come down on the price if the activity wasn't strong enough and then refusing to do so after she took the listing. She felt like she was on "house arrest" for taking an overpriced listing and then being "forced" to advertise it for so long. I would've handled it differently but to her her rant with all caps headlines "AGENTS...SELLER IS A LIAR LIAR PANTS ON FIRE, YOU DO NOT WANT THIS LISTING" made me laugh so hard! Apparently the listing wasn't in choice condition either and she wanted to take pictures of all the flaws with her pointing at them. ahhhhh falls in line with my old motto. "Don't make your REALTOR mad...We know where you live"! Talking about listings, I gotta get ready for one right now! Have a great one.

I had the toilet at one of the houses we own replaced.

The handiman that did the job just tossed the old toilet in the yard.

I snapped the pic before I moved this disgusting toilet over to the curb for garbage pick up.

I do not think that I will ever look at a toilet the same way again! Although the toilet seat being up is a definately a "man thing". Most men have a hard enough time putting it down when they use it - I can imagine them actually putting the seat down if they do not use it!

It's funny, but each time I am photographing a clients' home, I think about this post! It's one of my favs on AR.

I don't get why a agent would even put a bathroom in a listing unless there was a HUGE reason to do so....like I have one listing right now that has a monster bathroom with a jetted tub that looks out on a lake through a huge window....yes I put that up...but if your listing is that weak that you cannot find ANYTHING better to photograph it might be time to figure out if you really want that listing....

Todd - a lot of the bathrooms in my market area are small and people know that - but I may photograph them to show the tile or the updates and unfortunately the toilet will show. I don't make those fotos the focus of my marketing, I included them for information. You know what they say, if no pictures, it's a dump......I rather show the small bath than nothing but a lot of people that commented before you agree with you.

Hmm, almost every toilet picture I take has the lid up. Guess it's because I just flushed it and shook it and only take pictures of loose toilets. Three of them today, all in the same house.

Oh my gosh I am with you one this one!!! Its the tolet seat and then the pics of houses that include the sellers...Do the sellers come with the house?? Aaarrgghh it makes me nuts...thanks for speaking out on this subject. Maybe soon enough we wont have a bad picture of a home for sale out there.

Rick & Ines - I couldn't resist, I just had to makethe 300th comment about toilets. Also, I wanted to share a short toilet story. An agent that I used to work with once took 100 lousy photos and handed the disk to the listing inputter at our office. He had said something nasty to the inputer that really made her mad, so she input only the toilet photos for all 16 pictures in the listing. I still laugh when I think about it.

Hey Ryan - thanks for that - now we broke 300. I hope the toilet lid was at least down for those 16 shots! Happy New Year to you!

This is also one of my pet peeves! I think it's a total turn off to buyers! Great Post!

Hilarious! It's true - if you take a picture with the lid down, it's hardly noticeable...when it's up, it may as well be the only thing in the room...

LOL I love that I am still on the email notification for this post! And okay, now I have to admit it; for the past few months, every time someone comments I start picturing the Affleck Duck sitting on the edge of the open toilet. That would add to the photo no? :-) lolol

Funnier thing is that Rick will not DARE take a picture of a bathroom now with the toilet lid open - this post has done its job : )

I agree 100%! I try not to take a picture of the bathroom unless it is worth showing... And even then, I try not to include the toilet!

It was GREAT to read that I'm not the only one who cannot stand this practice! What was the photographer thinking?? It is a rare case that bathroom photos end up on my listings, unless it's a luxury home with an outstanding bathroom. Even then, down here most of our commodes have their own little room with a door, which is politely closed at all times during photos.

Your photos were SO funny....some of those bathrooms are mighty scary, especially the blue and pink one! Yikes!!!

Thanks for reminding the rest of the community that potty pictures are not pretty!

Caroline - I like to show bathrooms (even if they are not worth showing, to give buyers a true perspective of what they will find) - I know a lot disagree with me, but I rather know they will have to do a bathroom than to go with a false impression. Now closing the lid.....that's a given!

Vicki - the 2nd bathroom on the left (beige) - is a $4.2 million dollar listing...talk about a turn off for Luxury sales! :)
