If the agent, brokers, listing sheets are complete, fully loaded arsenal of images, blogs posts, videos, maps all employed, engaged and if the broker with the buyer has all the information, a test drive of the property with just the property to beam, radiate, show itself off is key. With sellers, other brokers justifying being there, adding their two cents, a be friendly, social energy on the buyer's part drains energy, hurries the process, causes a distraction. Unless worried about a lock box situation and suddenly missing guns in the price collection is a concern, let the buyer/broker test drive, chew on the property at their own speed, looking where they want as they want in a relaxed "what do you think, exploratory" fashion.
