I've often said, whether you expect the best or the worst from any experience in life, you're not likely to be disappointed. The laws of attraction are immutable. In the world of real estate, at least in my little corner of the world, the consensus is open houses are worthless. I hear it all the time from other Long Island Realtors®. Margaret Rome's wonderful post yesterday reminded me once again just how much perception affects the outcome of what we do every day.
In a still difficult and stagnant real estate market, especially in the higher price ranges on Long Island, getting those homes sold takes diligence, determination and thinking outside the box. I create individual websites for my listings, market them in unexpected ways and routinely do open houses. One of my sellers, frustrated that the market was not responding fast enough to his outstanding property, said after speaking with other agents, "open houses don't work." I told him what I tell everyone, "if you believe something won't work you are absolutely right." I, on the other hand, believe any of the ripples created in the ocean of potential purchasers can be the one that attracts the perfect buyer for any given home.
Oh, and just for the record, this seller's property did sell . . . from an open house.
