Once again I have temporarily terrorized a buyer-client at the mention of lead-based paint. It is not that I want to scare anyone. Homebuyers are under enough stress as it is. But law requires the form, DISCLOSURE OF INFORMATION ON LEAD-BASED PAINT AND/OR LEAD-BASED PAINT HAZARDS, be used when the house being sold was built before 1978. This is because before its ban in 1978, lead-based paint was commonly used. It is a fact that cannot be denied.

 

I have yet to lose a sale because of the fear of lead-based paint, but it has taken a lot of time and careful explanation to calm those fears. Fortunately, the EPA requires buyers of homes built before 1978 receive a detailed yet easy to read pamphlet on the subject entitled, "PROTECTING YOUR FAMILY FROM LEAD IN YOUR HOUSE." This pamphlet is available for free online at, www.epa.gov/lead/pubs/leadpdfe.pdf Anyone who currently lives in or plans to live in a house built before 1978 will benefit from reading this pamphlet.

Rosario, with most of our houses being built in the early 1900's, lead based paint is everywhere. I guess our customer base just expects to see it and they aren't alarmed about it. I'm glad that there's a pamphlet that explains the dangers of lead based paint.

Yes I agree. Sometimes explaining the reason for the LBP disclosure form can cause a buyer to become very inquisitive. But it rearly kills a deal once the buyers understands the reason for signing the form.

It seems so silly - all the instances I've heard regarding lead based paint have to do with children chewing on window sills" - don't see that daily myself.

The law is there to protect from what could potentially happen, not meant to scare possible homeowners from good property. However, sometimes you just have to quell the fears.
