Just an Overall Smooth Home Sale in San Jose

This home was a home that the seller lived in for a number of years and remodeled beautifully when she lived there.  She then decided to move to Morgan Hill. She rented this home about 4 years and decided to sell. The tenants moved out fairly quickly and we got the home all spruced up and staged. The sellers wanted to price this home aggressively to ensure that there would be offers quickly and not have the home sit on the market so we listed the home for $665,000. 

The first open house we had about 75 showings and about 45 showings the second open house, plus all the activity throughout the week. We ended up with multiple offers after the open house weekend and got offers up to $700,000! 

The sellers decided NOT to take the highest offer because they felt the financial and loan situation for that buyer was not as strong as a couple of offers that were $10,000 less in price. They felt more comfortable with 2 offers that had a large down payment and very strong buyers so they actually decided to be conservative and take a lower offer with a stronger buyer. 

The transaction itself was very smooth. The sellers opted to get all the inspections, like termite, roof, and home inspection, done prior to listing the home so we could provide the information to potential buyers, which I always recommend to sellers to ensure a smooth transaction with no surprises midway. And, the buyer made the deadline for the $8,000 Federal tax credit before it expired.
