I have officially closed on my Arrowhead Lakes listing in Glendale, AZ. It sold for 575k and appraisal was for 475k. Buyer decided to move forward and waive the appraisal contingency. I am not sure how the appraisal came in so low but both myself and the buyer agent reviewed. Buyer agent even contacted the appraisal management company but they would not increase the appraised price. The home was worth more and it shows since it sold for $100k over appraised price. We had several offers over appraised price too. Not sure what is going on here but it is closed.
This makes the second home I have sold over appraised value this year. Kind of interesting.
