Vacant staging, why is such a tough sell? It seems lately that i have given out many estimates on vacant staging but have yet to reap the rewards. So I ask myself, why is it such a tough sell? When you take in the cost of carry the mortgage plus the expenses (utilities), times that by the many months it has "sat" on the market, it can add up to a substantial amount! Staging a vacant home could potential save the home owners thousands of dollars, yet they cringe when you show them what the cost will be to stage their home.

Some stagers state the fact that the reason some home owners don't want to stage is due to the fact that they would actually have to put their hands into their pockets and dish out the money. Where reducing the listing price is just "paper money". This may be true, but if you had a chance to increase your profit why would you take it? Vacant homes are a tough sell because the buyers can not see the potential of the room. Have you ever looked at MLS listing of a vacant home? Could you tell what propose the room served? i recently had a call from a home owner who had a vacant home on the market. When I looked at the MLS listing i couldn't tell which room was the master bedroom, dining room or family room. The only room I could identify was the kitchen and that was for obvious reason (kitchen cabinets). This was a $3.6 million dollar home. I should have been "wowed" but i wasn't. It has been on the market for over 7 months! Image the expenses the home owner is carrying! Yet, when I told her what the cost of staging her vacant home would be, she didn't want to spend the money!! Call me crazy but i don't get it! When you break it down, vacant staging is worth the cost, so why can't home owners see that. The fact that they would rather continue hemorrhaging money is baffling to me. Vacant staging is such a tough sell but if you take in consideration what it will cost you in the long run, staging the home will actually save you money. And that my friends, is a fact you can take to the bank!

Well they are calling you for staging, so they have made the attempt... that is good. So why can't you get the staging? Hmmm. It is either your price, your package/extras you are not offering, or they are just fishing for info to do it themselves. Are you asking them if they were entertaining other stagers? Did you follow up as to your bid and if they accepted it/ or why they didn't?  I know these questions are hard to ask at times but in order to know what consumers are really looking for... we need to know in order to offer competitive services. Carmela- I have heard the same stories from people here, they don't want to spend the money.  I am working on a bid for 1 of 3 vacant townhomes owned by the developer.  It was more palatable for him to reduce his price rather than PAY for a vacant staging.  I do agree with Lori that it would be helpful to follow up to find out why they have not gone with your vacant staging.   Are you in touch with other stagers in the area, where you share helpful hints?  Have you asked realtors in the area why they have not "sold" vacant staging?

I think everyone goes through that.  Most people want the cheapest, or at least they think they do, they don't really ever ask what they get for what they are paying for when comparing stagers and pricing.  Alot of people are just inquisitive about the whole thing.  Like Lori said ask them questions, they are asking you questions, it's only fair to know, so you can get the pulse of whats going on.

Some people have a short term vision. It is really painful for them to invest in staging now and sell the house later.  They knowis  goodthing but aren't ready to invest. Just learn from the experience and think what would you do different next time. With the economy the way it is, everybody is being careful with the way they spend their money.

Hi Lori, I think you touched on some good point. Some are just on a fishing expedition. However I have not asked them if they are getting quotes from other stagers, good point. I do follow up to see what they are doing. I think I have to work on my closing skills. Thanks for the input. And I will take you up on your ofer the next time I get a call for vacant staging.

Hello Cathy, Here is what I found out most home owners are willing to lose "paper money" then actually "dish out money". i am in touch with a stager here who specializes in vacant staging and she agrees with me as far as homeowners go. I have also asked realtors, there answers is the homeowners don't want to spend any money, even though we but know it's costing them money!

Hello Cindy, I think your right people are just inquisitive about vacant staging. I just wish they would go a step further and educate themselves on the benefits of staging!
