By now most agents and brokers understand and agree that there is little point to having a website if they don't have IDX listings on it.  Consumers seek out real estate websites specifically for listings and the easiest source of listings for websites is IDX.

But is your MLS's free or low-cost IDX solution enough?  For at least six reasons I submit that free IDX solutions do not serve your ultimate marketing goal -- meeting and developing new client relationships.

          1.  Most free solutions offer no lead capturing at all.  Free or cheap IDX solutions offer a one-way stream of listings data, with nothing except your phone number and maybe an email link for contact information.  Recognizing that this is an incredible waste of good content, most website vendors suggest that agents put a guestbook over the solution.  That is just plain nuts!  When was the last time you greeted potential clients at your office's front door with a guestbook?

Real estate is a service business.  Show your prospective clients you have something to offer before demanding their contact information.  Even if you get consumers to register in one of these cover guestbooks (most won't, would you?), you're starting the relationship off on a negative note, especially if you have a weak IDX solution on the other side of that registration form.  As a consumer, nothing annoys me more than to give up something of value (like my contact information), only to find out that the website owner gives me junk in return.

          2.  Free solutions that do offer an invitation to register are clunky and counter-intuitive.  The first rule of online marketing is to remember that online consumers most definitely do not want to be "captured."  To increase your odds of getting the contact information you need to start a relationship, make a compelling offer and then make the information exchange easy and effortless.  Ask for registration in exchange for a property address or in exchange for daily new listing updates.  Once the consumer agrees to give up some contact information, make the registration process simple.  Make your required fields minimal.  Add optional fields for additional information, but sparingly.  If a prospect is inclined to give up extra information about him- or herself, you've provided the opportunity with optional fields, but you haven't forced the point.

          3.  Free solutions provided by your MLS liberally brand the listing office.  Of course this is going to happen.  Listing brokers are members of the MLS, too.  Display rules for most MLS's IDX program don't require this high level of branding for the listing office, but neither does the MLS have any incentive to downplay the listing office information.  Yes, most MLS's require the listing office's name (and sometimes the listing agent's name) on the listing detail page, but even this information can be downplayed and still be compliant with display rules.

An example of heavy listing office branding is the free solution provided in Florida through the state association.  That solution provides the listing office and often their logo on the thumbnail page (the page that comes back first after a query is submitted with the brief descriptions of the matching listings).  Most MLS's don't require listing office branding on the thumbnail page.  A private IDX vendor is your advocate and doesn't have to please the listing office for constituency reasons.  Private packages are designed with you, the purchaser, in mind.

          4.  Listings results are presented lowest price first with free solutions.  Do you specialize in low end properties?  This strategy might work for you.  But for everybody else....  Yes, visitors can usually specify a price range, but the lowest price in the range still comes first and how many of the listings will the consumer have attention span to review? (hint:  not many!)  Effective IDX solutions return your listings first and then make it really easy to re-sort the listings the way the visitor wants to see them, such as highest price first, lowest price first or newly listed.  IDX-powered feature windows can further highlight your listings.

          5.  Free solutions don't give your visitors any reason to come back to your site.  Unless your solution invites visitors to save specific listings of interest to a private watchlist or register to get daily new listing updates by email, you're out of luck if the visitor leaves your site without contacting you or registering.  Why would they come back?  Because your site has lots of great content?  That content had better be pretty darned compelling, and nothing is as compelling as offering your visitor a place to "park" his or her homework or to get new listings "hot off the presses" by email, two functionalities not generally offered with free or low-cost IDX solutions.

          6.  Free solutions don't allow you to build automated pages of farm listings.  Specialize in luxury listings in a particular neighborhood?  I haven't met a free solution yet that let you create these pages.  In fact, many private IDX solutions can't or won't support these pages.  And even if your free solution supports this functionality, what lead capturing tools do you have to go with your cool farm page?  Nothing says "neighborhood expert" like a page of listings on your site for your farm area, but manually creating and updating these pages is tedious, mind-numbing and not a great use of your time.  Worse yet, you generally have to get permission to post another agent's listings if the listing information is not straight from an approved, compliant IDX database.  An IDX solution that automatically creates these pages and provides effective lead capturing is worth its weight in gold.

So What Are You Using On YOUR Website???

It is indisputable that consumers come to real estate websites to see listings.  If you're spending any budget or energy to bring these visitors to your website, you owe it to yourself to have a strong listings-based lead capturing system on your site to protect your investment.  At $40/month (the going rate for a solid, interactive, effective lead capturing tool), why wouldn't you?  I mean really, I want to know.

Our board does not allow agents to have the IDX for their websites. They want the business that it amy generate so you have to be more creative than them.

I have a website that was created entirely around my IDX solution. http://www.OlympiaRealEstate-Online.com I have to say that 95% of my leads (from my website) are from my IDX listings nothing else even comes close.

I bit and sent an email.  I will wait to see, I was not happy trying to modify socalmls idx solutions last week in my site so I have an open mind.

Eric, it is definitely smart to recognize that Boards and MLS's have agendas that are not always simpatico with the members.  =-)

Alex, I LOVE your website!!!  It is listings-focused and offers everything that an online RE consumer could want and none of the BS that they don't want.  I'm not surprised that your website plays such a big part in supporting your business.  I also like the fact that you've got a home search link on your Active Rain bio.  What about adding one to your AR blog?

I'm curious about two things.  One, how come no bio information?  Second, do you ever get any hint that you're losing traffic to the Google ads highlighting your competitors?

By the way, I extra appreciate your site because I know the area.  My husband and I are both NTHS, Class of 1980.  =-)

Todd, good job recognizing the importance of a listings database in the new era of real estate!  If the right solution is not available commercially, make your own.  If there is a good commercial solution available locally, I know from experience that they are generally a lot less expensive than creating and maintaining your own solution.  Another value to sharing a solution is that the darned MLS's are always changing up the database fields and forgetting to tell anybody.  For instance, we have a brand new client in Fort Myers, FL who complained that we have a crappy solution because it returned 0 results for searches that she knew should return available listings.  Turns out that the MLS made a change to the "garage" field and we had a mismatch for that obscure little field.  Our client was using garage as a parameter and it was throwing off all the results for her query.  If you're sharing a solution, you've got more eyes watching for changes.

James, why wouldn't your broker help you grow your business???  Maybe you have the wrong broker?

Hi Brad!  IDX certainly should be a topic of great interest to realtors.  Every real estate professional should making listings available online in new and creative ways.  It's what consumers want, and it's not difficult or expensive.  Next up, I'm going to push for rainers to put listing search links on their blogs.  See you on the soapbox!

It's a small world I actually grew up close to you in Marina Del Ray. I attended Playa Del Ray Elementary and my older brother and sisters went to Marina Del Ray Junior High. By the way, I drive by your old high school almost daily.

To answer your questions:

1) I have always planned on updating my bio with more bio-information but I've have not got around to doing it yet. Thanks for reminding. In short I come from a computer background before becoming a Realtor. I was software engineer for 7+ years in Orange County.

2) I am just experimenting with Google ads. I was told that if you place Google ads on your site, Google would index the site more often. As far as I can tell that's a myth. I use a filter for my competitors. I'm sure I've missed a few though.

Hey Alex!  I saw Just Listed at the top of the ads and that's a wolf in sheep's clothing for any realtor.  Definitely update your bio page, too.  Once you knock the socks off your visitors with all the listings information, their next question is "now who is going to help me with this transaction."  Good luck!

Tracy, great post.  You're right on regarding Lead Capture.  It is so important to customize the IDX listing so you can maximize quality leads. 

Mine has lead capture on every page, every community and also incorporate blog within the website.

Alex, you have a great site.  I would lose the Google Ads on the main webpage though.  Pinoy also?

Hi Tracy,

Thanks for catching the "just listed" ad on my site. It should have been the first domain on my list of competitors. I probably would get more calls if I actually put up a bio. I am mainly after the users contact information, but it would be much easier if they just called me. :-)

When you get the chance please send some sunshine to Olympia. It's been raining all morning. I'm sure you have plenty to spare.

By the way, thanks for complimenting my website. Your opinion means alot since you are in technology / website development biz.

Also, there are many people who insists on getting customer information first PRIOR to viewing more detailed information.  I believe this is a great idea myself.  But my website is actually NOT like this since prospects will actually stay at your website longer. 

Anyone have experiences with IDX vs VOW?

Marc, there is still so much you can do.  Look at this one, for example.  Active listings for every condo building, courtesy of the IDX database.  Is that cool or what?  Also, does MFRMLS require the listing office on the thumbnail page?  The rules are changing all the time, but I didn't think they did.  By the way, what is "pinoy?"

Alex, I'm sure that you can do just fine without bio info, but I hate to see you leaving anything on the table....  Sunshine coming your way!

Marc, any realtor who requires contact information BEFORE giving up any information is living on borrowed time.  Consumers are getting too smart for that.  If a consumer came from a search engine, they know they are just one back-click away from a boatload of other resources for the same information.  Your current strategy of taking steps to keep people on your site longer is much smarter.  Not only are you building your brand and consumer loyalty, the search engines will deem your site more relevant and reward you accordingly.

Hey Marc, I just saw an email from a prospective client asking about IDX vs. VOW, and I realized that I forgot that part of your comment.

There are three primary differences to pay attention to:  First, and most importantly, the NAR's policy for VOW's is still somewhat in flux.  This means that it is hard to come by inexpensive, off-the-shelf solutions AND it means that what you have custom built today could be outdated tomorrow.  A second important consideration is that VOW's require pre-registration by your website visitors before they can see any listings information.  Current policies require that the visitor become your "client" prior to getting access to the database.  This is because the information they are going to get is much richer than the information available in the IDX database.  The third major consideration is that these consumers have less need for you once they get the "keys" to your office. 

Based on what I know, VOW's are designed for realtors to use with existing clients -- consumers who won't mind giving up extensive contact information to access your virtual office (by the way, maybe I should've mentioned that VOW stands for Virtual Office Website).  IDX is a marketing program, designed to help realtors market to strangers and convert them to clients.

Since the NAR policies on VOW's haven't yet solidified, VOW's have remained pretty much a custom solution that hasn't interested us at a company level.  Therefore, I don't know enough to write a separate post, but the above is what I've picked up in my five years in the Internet Listing Display space.

Tracy, very true on the VOW.  Thanks for the detailed info.  I mentioned that because there are Realtors out there that insist on requiring pre-registration in order to access IDX listings, which is not good because they can get the information somewhere else.  I believe you pointed that out earlier as well.

Also, you mentioned there's so much more you can do with a customized IDX.  For example, active listings for a condo building.  I totally agree.  I have that on my site as well, but on Recently Completed condo buildings; the ones that are pre-construction or proposed, etc..I have opt to not have active IDX until they are completed.

You are absolutely right. I feel an "upgraded" IDX feature will serve my clients much better. My MLS board wants a huge cut for this service - ouch. Arent they already getting way too much from us?

Thanks, Cyndee!  That's why I'm up on my soapbox.  There is gold in "them there" IDX hills and realtors are missing huge opportunities.  I'd be happy to stop by your site and make some suggestions.

Originally the MLS's generally provided free solutions, Angie.  And they are worth every penny you pay for them.  =-)  I'm starting to see a trend, however, with the MLS's charging a modest fee for their solutions.  Problem is, it's the same old solution.  When you see a web vendor like Point2 offer free IDX, I can almost guarantee you that they are framing the local free MLS solution, or they are charging a premium for their website hosting and calling the IDX component "free."  It is very rare to see any sub-$40/mo. IDX solution that is functional and offers effective lead capturing.  The lowest I've seen is $29/mo., but that company is gouging on the webhosting side.

Hi Tracy great post.  This is an old thread - I came across it in a Google search for "solid IDX Solutions" - but I want to comment because you do a good job of bringing up the specifics of what a good IDX solution is.  Most agents seem satisfied with what is mediocre because they don't know what they're missing out on and look at it as simply an added expense. 

I just wrote a similar post about Online Lead Tips emphasising the importance of an IDX solution withing going into the detail you have. Thanks!
