GETTING THE FINANCING
When their offer was accepted, the Dillmores thought the hardest part was over.
They knew they had great credit and had budgeted carefully for the home.
So when they began encountering financing delays, it came as a surprise.
"The financing aspect of today's home buying can take a lot longer than people expect," said Stan Williams, CEO of Stanton Homes. "Banks are taking their time making sure everything is in order, and even when a buyer has already been approved they can sometimes encounter delays, especially if the initial approval was given more than a few months previously."
The Dillmores were informed that they would not be able to close until after a date that would incur a major tax burden for the sellers.
The sellers were unwilling to go through with the deal if the closing couldn't occur by the date they specified.
But everyone on both sides worked together to find a solution, now that the family finally had a beautiful lot under contract.
"We were extremely grateful at how hard the Stanton Homes team worked to make sure we closed in a timely manner," said Dillmore.
Stanton Homes advised the Dillmores to go with a lender they could trust, and worked closely with both the couple and the lender to make sure everything was staying on track.
"After all the frustration we'd experienced with looking at lots, we didn't want to go through that all over again," said Dillmore. "It really struck home how different the lending environment had become. Eighteen months ago our lender said it was no big deal; they closed a hundred of those at a time. But things have changed. You really need to be talking to someone who understands today's environment, and knows the answers."
Dillmore gave the folks at Stanton Homes credit for providing solutions that made the financing possible, in a time crunch where the sellers would have taken a huge tax hit if things weren't completed as needed. "I can't say enough good things about Stanton Homes," she said.
The Dillmores are trying to help others understand the process so that unexpected delays don't leave people discouraged.
"A friend of mine said she wasn't sure she was ready to build a home right now," said Dillmore. "I told her what it takes to navigate the environment is a lot like dating: You have to go through a lot of relationships. It's a lot of hard work. Sometimes there is heartbreak. But in the end, you find the perfect situation and you stick with it. It's more important than ever to work with builders and financial experts who understand today's environment.
