In order to make sure that you and your agents are being productive while working with buyers, it is imperative that you are taking only pre-approved buyers to see homes that are for sale. One reason to make sure that buyer's are pre-approved is that your first duty is to your seller. Sellers hire agents to bring buyers, not traffic to their property.  So, if you are NOT pre-qualifying buyers before taking them to see one of your listings or another agents listing, ask yourself the following questions:

 

 

1.      Do you currently get your buyer's preapproved?

2.      Do you know the ramification of not having your buyer's pre-qualified?

3.      Do you know how to turn making sure that all buyers are pre-approved into a listing tool?

 

If you answered "NO" to any of these questions then you are most likely not performing your fiduciary duty to your sellers. You need to evaluate the process you are currently using with your buyers and make sure that you are getting them prequalified prior to taking them to see homes that are for sale.

I will evaluate my current system of working with buyers and implement the process of getting them pre-qualified. I will focus on my fiduciary duty to my sellers. I will incorporate why having only pre-qualified buyers on showings is a great feature for my sellers, and myself. I will revise my listing presentation to include discussing the benefit of pre-qualified buyers to my sellers. Because I will be taking only pre-qualified buyers into my listings, I will be working with only serious buyers and my number of transactions will increase.
