How to Search For Lake Front Property on Table Rock

If you are trying to search for lake front land on Table Rock here are a few helpful tips. I am currently looking myself for a client that would like 2-5+ acres on the water. He will be coming to town at the end of the month. Today I will be starting my search on the MLS to see what is active. For example right now I am searching in the areas of Branson, Branson West, Kimberling, Ridgedale and Blue Eye (preferably JJ and UU Hwy.)

 

Table Rock Lake is a vast area of 800 miles of winding shore line and 43,000 acres of water!! 

Looking for the right lake property is no easy task, now that I have gotten side-tracked by looking for a nice picture of the lake--ok back to my search!

After looking for active listings on the MLS I have found 49 listings that are lake front with 3 acres or more.

Now comes the fun part, I need to go through each listing to see which one will meet the buyers needs. I will want to know how far the water is from the lots. It could be a matter of feet or yards, depending on how far the corp. line meets the owners line. Also how steep of a slope does the land have, if there are any utilities associated with the property and if there are any dock permits. If there are no docks in place then would the Corp. of Engineers allow for one and issue a permit? Last but not least location, location, location!

 When looking for lake front land on the Internet you'll find that the cover pictures are very different, and it is almost impossible to know exactly what you are getting into just based on the pictures. For example the listing on the far left is 23 acres for 1.2 mill. The center is 3 acres for 89,000 and the far right is 3.5 acres for $425,000. What makes the two higher priced listings so much more desirable than the center one?

The next step is to go to the tax data and find out. Depending on if the property is located in Stone or Taney county I use the GIS mapping sites. Just go to google and type in "Beacon GIS" for Taney and "Stone County GIS" for Stone County. I would search by owner name or tax number to find out what these parcels actually look like.

Carrie, that is one big lake.  I was able to fish on it once right after a heavy rain.  didn't do well because of the rising water.
