Spring Hill, Florida, Homes for Sale:  Here Today and Gone Tomorrow!

In my conversations with people everywhere, I noticed that the public who's been reading and listening to the news media over the last couple of years and even as recent as a few months ago, may be under the impression that "nothing is moving in the real estate market".

While this statement may have still been true to a certain degree - after all, even when it was slow, seller still sold and buyers still bought homes - for the last six to eight months, the market in the Spring Hill, Florida, area has been slowly but surely improving at a steady pace.

In fact, many Spring Hill homes for sale are here today and gone tomorrow, sometimes so fast that the listing agent doesn't have a chance to put the sign in the ground before a contract has been negotiated.

Here are just three examples from the last two months:

Here today and Gone tomorrow Example 1:  3/2/2 Home, built in 2005 with 1635 living SF on .75 acre lot in the Royal Highlands area.  Standard Sale. Listed at $115,000, under contract two days later.

Here today and Gone tomorrow Example 2:  3/2/2 Spring Hill home built in 1989 with 1947 living SF on a third of an acre. Standard Sale with settlement issues. Listed at $65,000, under contract, two days later.

Here today and Gone tomorrow Example 3:  3/2 Hernando Beach stilt home.  Built in 2007, 2495 living square foot.  REO/foreclosure home.  Listed at $249,900, under contract four days later and closed 21 days later at full price cash.

Are you a seller and wondering how these sales came to pass this quickly?

Are you a buyer wondering how you would even find out about these great deals?

It takes a dedicated Realtor to help sellers make the correct pricing decision and it takes a responsive Realtor to help buyers find the homes and properties they are looking for the moment they enter the market.

If you are a buyer or seller and are looking for either, please contact me.

Just like politics, all real estate is local, but with so few newspapers and news stations, and so few reports and fact checkers, he who controls the news feed controls the news.
