Trish, great post full of interesting market trends! It is interesting to me (living across the country) to see the concentration of sales in the higher end of your market coupled with a very reasonable DOM. We have the exact opposite trend in my market. We typically see a cluster of sales in the lower end then a wide range extending up to 1-1.5 million, with the higher end seeing average DOM of over 8 months. The effect is a downward pressure on our median sales price. I always enjoy reading about trends in other markets, thanks for sharing this detailed breakdown!
