Dunmore Short Sale in Wildhawk West Village Subdivision in Sacramento Offered at $260,000

9976 Arthur Hills Court, Sacramento, CA 95829Location is everything in real estate but buyers sometimes forget that fact. They get caught up in stroking the granite counters and plush carpeting. Oooooo, is that a Jacuzzi tub in the master? Look. A faucet for pasta water over the stove! They don't notice there's a train running through the back yard, and you can see it because it's 6 feet over the fence line. You can feel the rumble under your feet. I've got one of those in escrow right now.

Here is a home in Sacramento located on a cul-de-sac, which is an excellent location. It's just a tiny street off Quaker Ridge Way in Wildhawk West Village subdivision. This cluster of Dunmore homes built in 2004 is located close to the Wildhawk Golf Course.

The home has 4 bedrooms, one of which is located on the first floor. Buyers always want a bedroom on the first floor. The kitchen is open to the family room, creating a great room concept. Both the kitchen and family room are located at the back of the home, offering tremendous views of the more than a quarter-acre yard. The sellers say they paid a premium for the size of this lot.

This is rancher territory. If you're driving south on Bradshaw to Gerber, you'll notice a lot of ranches. One guy even has his own Internet show over on Jackson, and he advertises it in his front yard. But by the time you reach Wildhawk, the scenery changes.

If you're looking for space, this home has more than 2300 square feet, according to the Sacramento County Assessor. Three of the bedrooms, including the master suite, are located on the second floor. The master offers sweeping views of the back yard, including its numerous rose gardens.

Elizabeth:  Years ago I work with an agent that ... let's just say ... had been in the business quite a while.  Polly used to call the decor and easily exchanged items in the houses she was showing "foo-foo".  Needless to say, when we watch any of the HGTV or other shows on TV where potential buyers are noticing everything but the "train in the backyard" ... we remember Polly's terminology.  We almost scream at the TV "don't pay attention to the foo-foo"!  The house you show here sounds like it's in a great location ... and certainly appears beautiful.  Best of luck to you on the sale ... and finding buyers that remember "foo-foo" is easily exchanged or goes with the seller ...

Elizabeth:  Love the staircase of this Dunmore Short Sale.  And you are right on about those bedrooms on the main level.  So many folks enjoy that convenience.

Elizabeth: when I lived in Davis (near El Macero) we heard that dang train whistle all the time - but it was fortunately on the other side of the 80, not going through the backyard! We had a new Warmington home and to quote Gene, we were suckers for the "foo-foo" but we still loved everything about living there, train and all!

Hey, when I asked the buyer's agent if she noticed the train in the back yard, she said: train? What train? But then she didn't go upstairs to enjoy the view, which also included dead-end construction of a freeway bypass, LOL.
