13 Comments on Showing Report: "The Buyer Says there's too many bedrooms on one floor..."
Wow...well that is interesting...never had that comment, but I guess there is a first time for everything huh?
Sally and David - you just never know what sort of feedback you will get or how much of it is really influenced by the prospective buyer or their position on the home. ..... sometimes negative feedback is them trying to say they don't want you know how much they really liked the home.
Buyers need only say no. Otherwise the straws they grasp at to say that it just doesn't feel like home get funnier and funnier.
Maybe they did not want any unwanted company. That's a new one...too many bedrooms.
Have a showing today on one of my new listings.
This agent is showing 6 houses, has never met the buyer and does not know anything about the property or the neighborhood. Stated she got a duty call and buyer wants to "see everything" in this area...and out she goes.

Sally and David, its all about educating the buyer and prequalifying their needs. Can save a lot of time for both the buyer and the agent.
This is such important advice. If the buyer isn't educated then there is going to be a lot of unnecessary wasted time for everyone involved.
Whatever the excuse for not wanting the house...we get that...not educating the buyer where, how many, what size the bedrooms are....ewwww !
I like all my rooms on one floor. All of them! I prefer a long, low, one-story, rambling ranch house to those multistory houses that make you walk up and down stairs all the time.
I can honestly say that I have never received that as feedback LOL
We haven't either...first time for everything !
You can have too many bedrooms on one floor?
Wow, the details on your MLS are well very detailed. We do have what floor the Master is on, but not the rest. Also many brokers have no room dimensions added though there is a place due to lawsuits. Truthfully, I do not give real detailed feedback in case my buyers change their opinion and I have tipped my hand. Just a thought.
We usually let anb agent know if at that point in time, that property is "still on the list" or if there are any really dangerous issues...ie we have caught gas leaks etc.
