Prices going up in Seal Beach

OldTown Seal BeachIn taking a look at prices in the housing market in Seal Beach over the last year, we've seen housing prices increase in the market between $400,000 and $900,000.  In May 9009, the median single family price home was 715,000 compared to the median price home in March 2010 of $789,750.  That's an increase of 10% in just less than one year.  The average number of days on the market for this price range in Seal Beach is 71 days.

In the million dollar homes of Seal Beach, we see a slightly different market.   Because there are so fewer homes for sale in this price category, the median sold prices vary from month the month.   For example, in May 2009 the median home for sale was $1,075,000.  In April 2010, the median sold price in this category was $2,425,000.  In each of these months, there was only one home that sold over a million dollars.  Because fewer people can afford a home in this price category, the homes tend to move a little slower.  The number of days on the market for million dollar homes in Seal Beach is 110 days. 

Is it a good time to buy in Seal Beach?  With interest rates at 40 year lows, why would anyone hesitate?  Coastal towns in California have been the hardest hit by the economy.  But coastal towns in California will always be a good investment.  They are simply the most sought out market. 

Is it a good time to sell?  For some people this question is either emotional or financial.  If you are being transferred out of town and need to take that next promotion elsewhere, the decision may be emotional.  There are so many factors that could make it easier or harder for you to sell.  The most important investment you will ever make is your house.  It's both home and investment.  Timing your sale isn't always easy.  One thing I can tell potential sellers is that there is a lack of inventory of homes on the market.  Buyers are looking for homes to buy even though some of the tax incentives have evaporated.  If you market your home with a knowledgeable, reputable realtor and price your home competitively, your home will sell and you can move on to the next stage in your life.
