You know in 15 years of doing home inspections I though I has seen it all. I was wrong. We recommended caulking a tub which we probably recommend about 50% of the time. Never had a problem in 15 year and over 20,000 home inspections. Well today I got blamed for a leak for recommending that. The following is the actual email I received from the listing agent. I took out the names of the parties and the address for obvious reasons. Other than that I haven't changed a thing and I promise I did not make this up. Now unless these people caulked the drain and the weepholes I am not sure how this is even possible. Again I thought I had seen it all but I was wrong. Here is the email:

One of the items was to caulk at Master bathroom --- this was done - as a result it created a LARGE and EXPENSIVE problem for the sellers - it caused water to backup and leaking into the downstairs ceiling.
The sellers are not pleased as they have completed all repairs on the list only to have a new issue created that was never there prior to your request on the Inspection sheet.

It is more than frustrating to have had no leaks prior to an inspection the do the requested caulking/sealing and have a problem.
