Home Staging: Rebuild and Add Value to Your Outdated Kitchen with Minimum Cash Out of Pocket

You can rebuild your outdated kitchen with minimum cash out of pocket.  With little effort, you can make dramatic changes and add value, without paying a fortune.  The benefit of it all is that you may be able recuperate over 90% of your minor kitchen remodel project at the time of a sale.

The following are the five ideas that you can use to update a your kitchen with out without putting a whole in your pocket:

  1. Refresh your cabinets.  Use "Cabinet Restore" (choose your own color) to give your formica cabinets a fresh new look.  Add new hardware for an updated feel. If you don't mind spending just a little you can go a long way and give your kitchen a whole new look by simply replacing your cabinet doors, shop around for the best price.
  2. Update your backsplash. The back-splash is the space between your counter-tops and cabinets.  A good way to update this section is by using stone, tiles, or a fresh coat of paint.  Be sure to choose neutral colors if you are planning to sell your house in the near future.
  3. Give your appliances a face lift.  If your appliances are in good working condition you may want to give them a face lift rather than replacing them.  For a small investment you can hire an appliance refinisher to renew the enamel on your appliances, you can choose from a variety of colors.
  4. Upgrade your lighting.  Pendent lighting over your breakfast counter gives your kitchen a new modern touch.  You can find a new ceiling fixture for under $90. Another good idea is to add under the cabinet lighting this brightens up the kitchen and when used alone can set a romantic setting.
  5. Replace your Flooring.  Laminate flooring is a great cost effective alternative.  There are many modern, easy-care styles that look like wood, stone or tile.  You can install the laminate right over your old vinyl, tile or linoleum.

You may change one, two, or all of the above to make a dramatic change in your outdated kitchen, and provide youself with a good return when you sell your house.
