Actually I guess it's been a happy week since the change is about a week old.

But today was the first I heard about it when a colleague gleefully waved a "lead form" in front of me.

What could be so exciting about the Property Transfer  Notification Certification as it's officially and clumsily called?

Well it turns out the agent was able to download it from MLS.

Hallelujah!! It's about time.

We've been pushing for this for a while.  Finally, we can attach PDFs to our MLS listings.

The real need for PDFs was for lead forms.  The buyer is supposed to be given the lead form filled out by the seller while they're writing their offer. But often you don't have the seller's lead form and you can't track down the listing agent.

The fines for not filling out the lead form correctly are astronomical - tens of thousands of dollars I'm told.

The new ability to upload a lead form to MLS is HUGE!! I hope every listing agent gets on board quickly. In fact, I wish MLS would require the lead form for properties that require one - no lead form, no MLS entry. It's a much more critical piece than many of the required fields.

So pass the word and upload those lead forms!

Liz - well it certainly makes sense. Glad to see they are finally in the 21st Century.

We can attach any number o f attachments to our MLS listings if we want. Especially good on those short sales and REOs.

Hi LIz ~  Our MLS isn't perfect, but attaching PDF files is not one of our problems. I think for what it costs ours could do better, but when I read your posts I suddenly feel fortunate. Glad to see yours is catching up!

I am glad to hear about this. Those lead paint forms are supposed to be signed right away; however, they usually arrive a bit late. I think this will help to remind listing brokers to get them out more promptly.

It's always good to see improvements in the MLSPIN. I constantly hope for more.

Having these forms and other disclosures handy is great.  I'm glad more and more MLSs are getting on board with this.  I agree with you - maybe some forms should be mandatory parts of the listing.

It is very important to be able to attach those things to our listings. Both my MLS's allow that. Makes life much easier, like...when you want to put in an offer and you really want the disclosures. You call the office, no one is there, you call the agent, who is on vacation in the Bahamas and tells you to call the office on Monday. Great... now what?

The issue is.... getting people to attach those things to the listing. I am also guilty of forgetting, but everything I have on a listing is scanned into my computer. I will get better about it. I am the pot calling the kettle black.

At least I am never on vacation, LOL.
