Silver Spring Md 20906 (excluding Leisure World) July Market Updata
Well, as of this writing (8/2/07) there are 359 homes on the market FOR SALE in the 20906 zip code,  excluding those listed in the Active Senior Citizens Community of Leisure World of Maryland.  Those homes will be covered in a separate posting.  There were 26 homes in the area, again not counting Leisure World that went under some sort of Contract. Thus you can see we have a strong BUYERS MARKET.
The biggest segment of these home are the Detached, and Semi Detachedhome where there are 214 of these on the market.  The current list price for these home range  from $299,990 to over one million ($1,274,988).  The average price for this type of house being $510,845. and the average days the properties have been on the market has been 93 days; but the longest has been on the market for over a year; 463 days.
In the TOWNHOUSEsegment of this market there are 94 homes. Here the current list price run from $290,000 to just over a half million, at $540,000.  The average list is $387,915 and the average days the home have been on the market is just over 2 months, at 74 days.  Te longest any townhouse has been on the market as of this writting has benn just at a year (367 days).
The Garden Apartmentsf or sale currently number at 46 and the prices range from a low of $174,900 to a high or $290.000.  The average list price of a Garden Apartment is sitting ate $234,753.  The average days the current group of these house have been staying on the market is just short of three months at 89 days; but has exceeded 6 months.
For those of you who have been following the math that leave only 5 other homes on the market.  These being either midrise, some listed as other, and a 12 room boarding house, these range in price from $189,922 to $515,000, with the average being $276,964.  The average days on the market haf been 48 and the longest currently sitting at 95 days.
