Nice analogy..unfortunately in my market Northern Virginia we have low inventory so the buyers have to through at a right pitch to win the multiple bids.

So true Todd. Sometimes you only get one chance to make that best impression that will sell your home. Make it better than just good or be prepared to sit on the sidelines...I just had to put in a reference regarding baseball...
