So you are ready to buy a home, but don't know where to start.  The buying process can be quite complicated and overwhelming, and if you have never purchased a home before and even if you have, it is in your best interest to hire a REALTOR® to represent you.  A REALTOR® can help you through the entire process of purchasing your home, and often times there are no fees to you as the buyer, or perhaps a small processing fee.  Whether or not you will pay a processing fee will depend on the REALTOR® or Brokerage company you choose to work with.  Your REALTOR® will be compensated by the sellers, unless you have entered into a Buyer's Agent agreement with your REALTOR®, that stipulates specific terms and additional fees (in writing).

It is important, that you choose a competent and experience REALTOR® to represent your in the most important investmentment of a lifetime, "YOUR DREAM HOME!"  Be sure to interview a few agents, and ask them detailed questions about their real estate career and how they will represent you. Here are some questions you may want to ask:

  1. How long have you been selling real estate?
  2. Are you a REALTOR®? Do you have any Designations?
  3. Do you practice real estate Full Time/Part Time?
  4. How can I search for homes in the MLS and For Sale By Owner (FSBO) homes?
  5. Once I have chosen the home I would like to buy, will you provide me with all pertinent information about that home? (neighborhoods, schools, taxes and insurance costs, crime rate, traffic and work commutes)
  6. Will you help me find other professionals? (mortgage lenders, title companies, inspectors, insurance companies, etc.)
  7. Will you accompany me at the inspection, walk through and closing? 
  8. What hours can I may contact you if I have any questions or concerns? 
  9. Can you please provide references of buyers you have helped in the past?
  10. What haven't I asked you that I need to know?

Once you have qualified the REALTOR® you choose to work with, the next thing you need to do is begin the mortgage process. Your REALTOR can provide you with names of mortgage professionals you can contact to shop around for a mortgage program that best suites you.  It is important obtain a mortgage pre-qualification/approval prior to looking for homes to allow you to know how much house you can buy, have an idea of what your monthly payments will be, and to be in a good negotiating position when you do find your dream home.

Once you have found your house there a some steps that must take step for you to have a successful closing they are as follows:

  1. Make the offer to purchase (contract and earnest deposits)
  2. Negotiating of counter offers
  3. Applying for Mortgage
  4. Finalize any additional terms and contingencies in the contract (second deposits, bank commitments)
  5. Inspections
  6. Appraisal
  7. Negotiating any defects on the inspection
  8. Negotiating a new sales price if the appraised price is less than contract price
  9. Final walk through
  10. Closing

I love the following questions that you posted for the buyer to ask anyone that they are think of hiring to be their agent.  I wouldn't hire any agent that either couldn't or wouldn't answer these questions.  Great stuff:
