Blunt advice from one Colorado Springs Realtor

            Blunt is my middle name and I hear my clients and colleagues laughing as I write this.  I don't know any other way to tell it then straight up.  So as I was sitting with my friend and future client the other night at dinner I had to give it to her without the sugar coating that so many agents try to hand out.  No matter how many ways I ran the numbers and how hard I tried to get her more for her home, we need to list her home for X amount of dollars to get it positioned correctly from day one.

            I want my clients to succeed with their goals so why on earth would I overprice their home knowing how the typical scenario is going to play out.  They sit on the market, getting their hopes crushed each time a showing occurs with no offer, then weeks of no showings as they become stale on the "active" market, and the frustration of having to lower the price letting go of their preconceived profit margin, and eventually leading to the potential for fewer gains than if they had listed properly from the start. 

 

            So as we were sitting there enjoying good conversation and a good meal, I told her all the positives about her home, the couple of potential trouble spots to overcome, and the current market.  I was providing data to backup my verbiage so it was all right there in front of her.  I did my homework.  We have agreed on a marketing plan and her home will be listed soon.

           As we were saying our goodbyes, she turned to me and said, "I really appreciate you telling me what you think my home is worth, but being honest enough to tell me where I can sell."  That's why I'm hiring you as my Realtor
