Thinking of selling your Chapel Hill, Durham or Raleigh North Carolina area home? Think your home is in good condition? When was the last time you ventured under your homes crawl space or climbed into the attic areas? Are your GFCI's working properly, have you recently installed a new hot water heater or HVAC system and was it installed according to your local building codes? Have you or previous owners made improvements to the property like adding a deck or a room or have you finished previously unfinished space and if so were building permits issued for the work? Do you maintain a termite bond? If not, when did you last have a termite inspection? Is your central air conditioning unit leaking Freon or is your heat exchanger cracked? I could continue with many more questions that may cause you to pause, but likely you get the idea. My point is simply this.
Homeowners should seriously consider hiring a professional home inspector to review their property prior to putting it on the market. Doing so can help sellers avoid nasty surprises and help to insure that once an offer is received and accepted, that the buyer's inspections of the property won't uncover unexpected and expensive repairs. Sellers may also correct any deficiencies prior to offering their property for sale with the confidence that the property is in fact in good condition.
