One concern a home buyer may have, when buying a home is Radon.  Radon is a radio active gas, in which causes cancer.  You can not physically see it, smell, or taste it.  However as a home buyer you should be concerned.  Any home can have a problem.  This includes new and old homes, well sealed homes, and homes with or without a basement.  The greatest amount of exposure is found in homes.

Radon Death Levels From the EPA

Concerns For A Home Buyer:

The Surgeon General recommends home buyers get a radon test in all homes that reside below a third floor.  As radio active gas comes from the natural breakdown of uranium in soil, rock, and water, then the gas releases into the air.  

The Environmental Protection Agency (EPA) suggests that an average of 21,000 deaths per year from Radon.  This is higher than the drunk driving rate of 13,470.  The numbers of death's  have been taken from Center of Disease Control 2005-2006 Report and The 2006 Control Report from the National Safety Safety Council.  

Cancer is caused by breathing the Radon in.  The Surgeon General warns it is the second leading cause to lung cancer in the United States.  If you are a smoker your  risk of lunger cancer becomes extremely high.

 

EPA's Recommendations for Home Buyers:

1.  If the home has already been tested: you may decide the earlier test is efficient or you may want to have the seller have a qualified person test the home.  Before you accept the seller's old test, you should consider the following:

 

  • The previous results
  • Who conducted the test (was the person a professional?)
  • Where did the test take place?  (The best place to have the test done is the lowest part of the home)
  • Has their been any structural changes to the home?
2.  If the home has not been tested: make sure a radon test is completed as soon as possible.  Make sure the test is done at the lowest level of the home.  A trained professional can help you through the process.
