If you are sitting on the sidelines waiting for business to come to you, we think it's important to get off the sidelines and get into the game.

If you are looking for some great ideas to get your business up and running and get some leads coming in, here are some ideas:

  • Market on Craigslist - If you don't have any lisitngs to market, that's okay! Market your website and your IDX on Craigslist. Buyers are on it and looking at homes, your website could be their one-stop-shop
  • Target Expired listings - It's a great way to get business. If you have a CRM program you can automate the system. Use programs like Landvoice and Redx to get your expired listings daily.
  • Start an IVR system- This is handsdown one of my favorite tools for agents. You can do so many creative things with an IVR system. Get that phone ringing and the cost is minimal compared to other programs. Try places like Proquest and Arch Telecom
  • Walk- Yes!! Walk! Walk a neighborhood with a statistical flyer for the community. The weather is nice so take advantage of it. Get outside and meet the people in your community.

  • Do some social networking- Find out where the community people are at on Twitter, Facebook, etc. and start networking with them.
  • Save a homeowner- Find out where your NODs are published and start a campaing to help people in foreclosure.

Those are just some tidbits to get you started and off the sidelines. If you do any of these marketing strategies currently, we would love to hear how they are working for you and what systems you think work best!

Hi Kandra...I must admit, I do not know what an IVR system is nor why it is a good idea to start one.  Can you fill us in?

Hi Kate,

   An IVR system is an Interactive Voice Response system. They are 800 numbers that have extensions and you can record voice details about properties, market stats, or anything you can dream of. In your marketing you can use the 800# along with the extension so people calling in can hear the pre-recorded message.You can also order sign riders with the 800 numbers and people calling in from your sign can hear the pre-recorded information about the home. 

The best thing about the system is it captures the callers contact information and it will send you an e-mail, text or both with their information so you can follow-up with the caller.

 

We have been successfully using IVR systems with agents for years now and it is one of our favorite lead capture tools.

They provide agents with lists of expired and For Sale By Owner listings.

We requested a one-month trial period of both fsbo and expired listings because we wanted to see how well t worked. They promised us the lists would be scrubbed and when we asked about the Do Not Call List they said they would be removed.

They then advised me that since they had never done business in Delaware and to be connected with out Multi-list would cost them $1000.00. That meant that they would not be able to give us a one-month trial we would have to commit to both products for a year or a half a year. Warily we agreed to pay $400.00

They would not go any further with out a credit card so I gave them my credit card and they immediately put the charge through.

Later that day I received an email requesting my access codes to our MLS…this had never been mentioned and was not something I was allowed to give to anyone without a very large penalty.  So I said that was not possible. I go another call saying that they could do it if I logged in while allowing them on my computer to do what they needed to do?????  This started to sound like hacking to me. And not worth it.

Meanwhile we started to get FSBOS……90% on the do not call registry which we will not use.

I went to my broker and asked him about the whole thing. He said ask for references from a Sotheby’s office (our company is part of the Sotheby’s network) and we could consider it. I asked specifically for Sotheby’s references. Several days later they came back with two references…non-Sothebys. And told me they never gave references.

At this point I decided to cancel the whole relationship…because I was uncomfortable with the way it had been handled and I sent an email asking to cancel. They returned  $170.00 and kept the rest…refusing to refund the whole thing. WE continue to get the FSBOS and delete them…since we cannot stop it.

Last week I found out that a fellow agent in my office used them about a year or two ago.

Landvoice had clearly done work in Delaware and in my office and clearly lied to get me to spend $400.00 instead of a one-month charge.
