Our major marketing area in NW Austin is Canyon Creek, the community we have called home for the past 16 years. As of May 10, 2010 there are 22 active properties and 17 additional properties under contract or active contingent. Out of the 17 we have 7 properties or 41% of the properties under contract. We also are representing buyers on 2 of the homes under contract.
The average days on market for our homes listed and under contract are 7. The average days on market for all other listings under contract are 50. The average price per square foot for our listings under contract is $109.09/SF. The average price per square foot for all others under contract is $101.16/SF.
Why do our homes sell faster and at a better price? It's simple..price and condition. We spend time and coach our sellers on how to present their homes in their best light. If it means new carpet, light fixtures, wall paper removal and paint then that is what we have our sellers do to show equal or better than their competition. Our homes are staged, windows washed and picture perfect. Our list price is market price.
