Pick up on one and leave the other behind. It's not often easy, not often kind, have you ever had to make up your mind. Seems to me the Lovin Spoonfuls had Realtors in mind when they performed this song.
There is a FSBO two houses done from my adobe. Normally, I would go ninety miles an hour to put one of my signs in the front yard. I have a wonderful relationship with the sellers, and our kids are friends. As a financial planner he has fed me money advice pretty freely over the years. In return I have given him market advice.
So what's the problem you ask? Their other friend is also a Realtor! And she is no slouch. If I were interviewing Realtors, she would be in my top three. So what's a friend/ neighbor to do?
Sadly, he has made a poor compromise. Instead of listing with one of us (and risk offending the other) he is going at it alone. We tried the ole "bring me a buyer and I will pay you 3%, but in this market people need a full time listing agent.
The family purchased and occupied their new home back in October. Thus, they have been paying two notes since then. This alone would have covered the additional three percent. Not to mention utilities, yard upkeep, etc...
Since the other agent and I are on good terms, we often speak of this. We joke about putting our names in a cup and having him select one.
I honestly think with proper marketing (okay and a small price reduction) my neighbor could move on with his life. I'm pretty sure other agents have ran into a similar sscenario. How did you/ would you handle the situation?
