The info in your post of not presenting an offer of less than 80% of list price wouldn't be valid down here in Georgia.  If I have a written offer of two chickens and goat for a property by law I MUST present it to the seller (who of course can say no, or even laugh and give no written response) but even when I have written instructions to NOT present, law trumps it and I must present.

That being said, it looks like a really cute townhouse with such a charming (I see potential) patio area in the back and at a good price.  Hope it finds a new owner soon.  And I hope you are having a fantastic day.  Always makes me smile to see your face over at my blog.  I always remember your Christmas tree story.

You are right.  The laws are different in every state.  These are instructions from the Bank which is in California.  So far, I have had not challenges....but never say never :)

Glad you enjoyed that Christmas Tree Story.  It has been many years and my sister and I still laugh about it.
