Smart buyers know how to size up an owner and their concern for maintenance, and it starts at the front door, if not the curb! Your leaky gutter image reminded me, though, of a time when I asked the restaurant hostess if we could have a seat my the waterfall. Most ill-prepared hostesses would have said "Huh?" But this astute young lady took us way to the back and sat us facing a dripping Gutter....She got a 25% tip!

Ginger- I am loving this series. You are so right about others impressions of what stagers do. We are there to help the homeowner make sure the home is putting its best foot forward and that includes but is not limited to what color the walls are painted, or where the furniture is placed. Love your list!!1

Ginger-I'm a BIG fan of pre-listing home inspections. This allows the seller to find out the issues in advance and fix them or know how much room they have for negotiations. Having a home with few issues makes the buyer more confident in their purchase and reduces the chance for buyer's remorse.

Hi Michele, interesting that you bring that up, I am too BUT no one will go for that here because the lenders won't accept them and the sellers will not make that investment. When we sold our last house we had pre-inspection copies for every potential buyer to take with them. Takes away the doubt. Love it that you commented, thank you!
Ginger, great photo to illustrate your point. It still amazes me that sellers don't see the need to present their home in the best possible way. Their home is probably their biggest asset yet they won't take that extra step in trying to get the best sales price. Of course, those who are financially unable to spend are in a different situation. Great post!

Excellent "advice for sellers" series Ginger. The littlest things can cause a buyer to develop the perception that the house has been poorly maintained. It's so important to prevent that perception.
Hi Pam, I'm frequently surprised when I visit homes too but I don't know why. I guess that many people just don't have the pride in their valuables that some of us do. Mine own home can get out of control, but not for too long and NEVER when guests are coming. Deferred maintenance is an easy chore to ignore but it will always bite you in the end....or in the pocketbook. Thanks so much for commenting.

I appreciate your kudos Sharon. If we see a dirty, dented car rolling down the road, puffing out smoke, we get an impression of the owner....same with houses. People need to GET IT so that they can move on!
Good advice, as that is exactly what a buyer will do, move on to another home that is better taken care of.
Thanks Lyn. Love hearing from RE agents. Problem in my area is that so-o many houses are in need that no one thinks it's necessary. Hmmm...could setting one's house apart from the rest be a good thing for making that sale??? I appreciate your affirmation of my thoughts.
