Red Hook NY Real Estate Market Report - April 2010

In Red Hook NY during the month of April there were 6  single family homes sold ranging from $ 163,000-$459,000.  This was an improvement over the first quarter during which time period there were a total of 11 sales in 3 months.  The numbers were also better than April 2009

If you take a look at the report below you will find 2 numbers for active listings.  The report on the Mid Hudson Multiple listing Service showed 20 active listings however I saw that the most expensive listing for the month valued at $1,999,000 had 2 entries which does change the average list price and average dollar per square feet so by providing the information side by side you can see the differences.

I expect the number of sales to increase now that we are now in the traditionally busy real estate period of the year.  I also think more sellers have come to the realization that they need to be more competitive in their pricing.  Keep in mind your real estate agent can market the property but if it is not priced right all the marketing in the world still won't bring a sale.

There are buying opportunities in Red Hook NY the total single family inventory as of today is 83.

sounds like the market is pretty active in your area....
My ancestors originally settled in the Hudson River Valley in the 1600s and I've always been interested in the history of the area. Some day I'll visit...

Jennifer I agree "sellers have come to the realization that they need to be more competitive in their pricing", but so are buyers in making offers.  I have seen more multiple offers lately then I have seen for a long time.

George When priced correctly there is more competition in the form of multiple offers.  This is especially true of foreclosures.
