Anyone got a handle on the new rules for the EPA lead renovation guidelines?
If the home you are about to renovate is built prior to 1978 (1980 in reality) you must assume it has lead based paint until you find out otherwise... suit up and test it. If it doesn't then you are safe to go to work. If it does test positive you have to use the guidelines to deal with it.
I think the most stringent guidelines is your intent when dealing with the problem. Two contractor types can do the work. A renovation contractor or an abatement contractor. It is the same exact work but we do renovations. Example: If your intent is to cover the existing interior walls with a layer of drywall and contain the lead for looks, it is a renovation project and we are good to go. If, on the other hand you were doing exactly the same project for the purpose of making this home safe for your children, it is an "abatement" and requires more stringent rules and a specialized contractor.. drives your cost up I'm sure. I'd like to hear from an abatement contractor as to cost for the additional considerations required.
