In a series of posts I wrote last year on Preparing Your Home for Sale in Palm Beach County- What to do Before you list your house.  I talked about the importance of viewing your home as a commodity to be marketed.

One of the steps I suggested was to take photos of your house: the exterior (front and back) , front entry, and every room.  Stand in the entry and take a photo of the first thing a buyer will see.  Stand at the door to every room and take a photo.  I also take a photo from every corner of a room.  

Next, upload these photos to your computer, then sit down and take a good look. 

Like what you see?  This is the first view of what a potential buyer will see of your house.  Did you know that 87%+ of home buyers begin their search on the Internet?  The photos of your house will either grab the attention of a buyer, or not.

If your photos are: few or limited to exterior shots of the house or your community entry; or just don't show a very appealing house then chances are the buyer will "click" to the next listing.  That means No Showing Appointment!

No showings = No sale.

At a recent consultation ,  I'd given the Seller a "To Do" list of my suggestions.  There were some items, though, that I knew she was going to shoot down.   The clue was when she said "No way am I spending any  money on carpeting or paint!"   Because of her circumstances, I opted not to press her on this while I was there.  And, if I could get her to take on some of the items I suggested, then that might have to do.

However, (and this is where my "ah-ha" moment came in), after uploading and viewing the photos of her home, I did not like what I saw.  I knew that my job as a Professional Home Stager was to help her make her home as marketable and competitive as I could. 

 The next day I called her and I told her that after viewing online the photos of her house that I'd taken, I needed her to make a few more changes.  I explained that what I saw was what the buyers would see as well.   She got the message!

This was the first room a buyer saw after entering the house and you could see a stain on the carpet.  Because she has 3 long haired cats I also felt that a new carpet and pad would help with any odors.

There was still work do do with her cats etc. but painting over the symbol removed some of the distraction in the room. 

When selling your home, see it as others will.  Grab your camera and start shooting!

Karen- we need to use any tool or trick to get people to see just how their house will look to others, don't we!

Maureen- I don't know who was happier that the carpet got replaced, the seller, the Realtor or me!  You know how they say "love is blind" well I think it's also true of someone's love of their house.

Sharon- I spoke to the seller after she replaced the carpet and she was really happy that she did.  She still liked her rosy carpet but she was glad she chose to make the change.  I was totally surprised when she agreed to cover up the symbol!

Kathy, good thinking on your part.  Letting your client see the photos really opened up their eyes as to what needed to be done.  I'm also glad to see all those red cushions gone.  Usually, I'm a big fan of cushions, but in this case, less in more.

Kathy - Great approach! Asking the sellers to take pictures on their own first does give them a different perspective. In most cases they should become more objective and more open to your suggestions.

Kathy - This is a great idea. It helps the homeowner see what we see as well as potential buyers. They could also spend some time online looking at photos of their competition so see where their home falls in the 'desirable' category.

Excellent advice Kathy. Its a very good idea of home sellers to look at photos of their home before putting it on the market. I think thats an eye-opening experiment for everyone.

Sally- I like cushions and pillows too but these just didn't do it for the room,

Michele- kind of like the old saying "A picture is worth a thousand words".

Linda- reaching into our bag of "tricks" is what we have to do.  In this case the pictures did do the trick.

Shelley- I agree.  Some of the Realtors that I know have taken their sellers to look at their competition.  At least they know what they're up against.

Michelle- We all need to use that trick.  I know I've gone "what was I thinking" when I've seen photos of my own home.

Love it Kathy.  Problem in my area is that so many sellers are seniors and they don't have the computer know-how to upload photos, thus I will often do this for them.  It is time consuming but can certainly help them move forward. Our "bag of tricks" sometimes seems bottomless!

Hi Kathy....Photos are so important and clients will initially call you based on what they see on one's portfolio!  More often than not, poor photos on MLS severely limit the number of buyers who want to even 'go see' the listing.  Once homeowners have seen the difference which staging makes, they are sold for life!!

It really is a great idea to show the Sellers what Buyers are going to see on the internet (pix)-where most Buyers are coming from. The rooms look so much better after you staged them-especially the one w/ the red carpet.

Some time back I bought a few pieces of metal art that I thought would make great staging pieces.  I used them, photographed the house and left.  When I loaded my pictures, I realized that they were not as great as I had hoped.  The house sold, and I continue to use them, but in different rooms than my original use.  Now if I question how something will look online, I photograph and LOOK at them closely before I commit to placement.  Great information and good call for your client!
