How's that saying go?

An elephant never what?

Well as you know, we humans do forget. A lot.

We forget our car keys, birthdays and anniversaries, passwords, late nights in our 20's. 

But we also forget what to say.

Do you know that feeling when you're hoping and praying that somebody doesn't ask you a question because you won't know what to say?

99% of the time it's not that we don't know, it's that we forget.

If We Forget, We Lose

Now, I'm going to be blunt about this...If we're prospecting, at a listing presentation, or at any other type of important meeting and we forget what to say or how to say it, we're not doing our jobs or representing our clients properly.

So how come we forget to say it when the heat is on?

The answer is pretty simple.

Most of us are not trained to remember what to say. We're so busy that it doesn't even cross our mind. We just go with the flow and rely on our instincts.

Now this isn't so bad for every day life. But when you are relying on your next commission check to pay your bills, or you need that listing to reach your goal, forgetting what to say is the nail in the coffin. Why?

Our customers and prospects will not respect us or do business with us if we do not prove that we're the most competent person they can trust. They'll go find someone else to see if they can remember.

You see, to our customers, if we forget what to say to them, they'll wonder what we're forgetting to say or do when the sale or purchase of their home is on-the-line.

Hi John!  I've been taking the NINJA sales courses for over a year now--my focus has been to beef up my listings during the past year and I've quadrupled my number of listings by doing some of the things that my coach has taught me.  Today, after my listing presentation, I presented the sellers with the documents to sign--knowing that they were interviewing numerous agents, I didn't let that get in the way of my confidence that I was the one for the job!  Anyway, the sellers were a bit startled by my presumptuousness and looked at one another and said, "Well, we had a couple more agents to interview but, after hearing what you vs. the other agents have to say, we're prepared to go ahead and sign with you." 

We got all of the documents signed and reviewed a few of the high points that they needed to do prior to making the listing active and they suddenly opened up about their 'other' presentations.  They said that all of the other agents hesitated when they asked them what they thought about several very important factors pertaining to their home, neighborhood and school assignment.  Mrs. Seller said, "They were like deer in headlights!"  Some of them didn't even KNOW the school assignments for their neighborhood!  They didn't know average DOM; they didn't even know that our overall market here is actually improving!  One agent said, "Because of our slow market, it will likely take well over the average time on the market to sell!"  When asked what the average DOM were, he didn't know! 

My question--why even bother wasting your time or the sellers time if you don't know the BASICS?! 

And, if I'm worried that I'll forget the stats to present to new sellers, I print them off!  My elephant brain isn't what it used to be so I have to make sure I don't forget!  LOL
