Saline MI Real Estate Statistics: Price Per Square Foot Trend is Flat Over the Last Year

The sold price per square feet is hovering above $110. 

The chart provided by Affinity Valuations, appraisal company, shows the trend line of average sale price per square feet sold in Saline schools over the last 12 months. As you can see the trend line shows prices are flat over the last 12 months.

Shown in chart below, Saline asking prices were up 11 percent from April 09′ to April 10′ and median sold prices are up 17 percent for this time frame.

The chart below shows that the number of homes for sale from April 09′ vs. April 10′ is down 9 percent and number of homes sold during this time frame is down 62 percent. The trend lines both show a slight downward course.  The supply is shrinking, due to the tax credits.

Over the last 12 months 267 homes have sold ranging in bedrooms 2 to 6 and baths from 1 to 5. The home sizes sold ranged from 815 square feet to 11,237 sf. The list prices were from $37,900 to $2,500,000. The highest sale price was $2,100,000; average sold price for the year was $272,996. Sellers received an average sold price compared to list price of 96%.

There are 252 (vs. 249 last month) active Saline homes for sale ranging from 0 bedrooms to 6 and 1 baths to 6. The homes range in size from 768 square foot to 7,704 square foot. The list prices are from $39,900 to$2,169,200.

All in all it remains a buyers market regarding Saline Real Estate with a buffett of opportunity, low interest rates and affordable homes. I love Petes charts. I am fighting a listing agent now who priced his home to high and the appraisal came in where we thought it would. Now they are ordering a second appraisal.

I know Saline is flat, but hey flat is good. It is not going down. The LA is telling me it is NOT flat but going up.

We need to get together Kathy and share war stories.

prices went up last month but a trend does not occur in one month; I will be waiting to see what happens with the second appraisal....meanwhile time goes by.
