Let's start with a definition.
Foreclosure, the sheriff comes to your home and escorts you out. The bank "reposses" your home and sells it on the court house steps for hopefully the loan amount. This is not pretty, this will damage your credit. This could prevent you from renting, buying a car, getting a job, getting insurance, you name it. Many businesses run credit checks, you want to avoid foreclosure if you can.
Short Sale, this is where the BANK agrees to allow you to sell for less than you owe them. This is not an easy process, and you need someone who is an expert in this field. Many Realtors have no idea how to navigate the Short Sale System, I do.
In Lieu of: Sometimes, and it is NOT OFTEN a bank will just take back the title to your home as payment in full.
So, what are your options. They are varied, do not assume that just because you are behind or having difficulty making a payment you will need to Foreclose or do a Short Sale, maybe you have some equity. This is when you need to call for HELP, sooner than later. Don't wait until it is too late to fix or minimize the damage.
