April’s Soaring Sales for Naples Beach Homes

In order to get a better understanding of the real estate market in Naples, the Naples Area Board of Realtors (NABOR) sections off the county into a number of areas, such as North NaplesCentral Naples, etc. by using postal ZIP codes.  One of the more interesting areas is Naples Beach, which consists of ZIP codes 34102, 34103 and 34108, running along the Gulf from Gordon Pass northward to Bluebill Avenue, and eastward to Goodlette Road and slightly beyond.

The northernmost ZIP code for Naples Beach is 34108 which had 22 closings of single family homes in the Month of April, 2010, one more than the previous month.  The most expensive of these properties is a 1.74 acre compound in the Pine Ridge area which sold for $3.55 million.  This estate has a 2-story main house as well as a 2-story guest house complete with 3 bedroom suites, great room, full kitchen, powder room and garage.  On the grounds there is a pool and spa (with swim-up bar and stools), a six hole putting green and a tennis court.  The second highest priced sale, at $2.1 million, was a 6,619 square foot home on 1.62 acres also in Pine Ridge.  There were also 53 closed sales of condos during April in this ZIP code area, an increase of more than 35% over the previous month.  The highest price paid was $3 million for a 4 bedroom, 3.5 bath, 7th floor unit with nearly 4,000 square feet of living space in Moraya Bay, which is directly on Vanderbilt Beach.

The next ZIP code directly to the south is 34103 which recorded 11 closed sales of single family homes in April, 2010.  Three of these closings were in excess of $1 million, the highest of which was $1.6 million for a 4 bedroom, 4.5 bath, 3,908 square foot home in the Moorings.  The other million dollar properties were a $1,252,500 sale in the Moorings and a $1.2 million home in Park Shore.  The sale of condos experienced a 27% increase in April compared to the month earlier with a total of 42 closings.  Of the 14 condo sales over $1 million, the highest was $3.35 million for a 12th floor unit with 4 bedrooms and 4,950 square feet of living space in Seapoint in Naples Cay.

The farthest south ZIP code for the Naples Beach designation is 34102, which reported a total of 23 closed sales of single family homes in April, five more than a month earlier.  With a sale price of $5,650,000, a 2,359 square foot home in Olde Naples topped the list for these closings.  The fact that the home sits on 100 feet of direct beachfront property probably helped toward achieving that dollar amount.  A 5 bedroom...click here for more information.
