RainCamp Los Angeles - Late Afternoon Session

The network at our site mysteriously went down right near the end of the day.  Not sure if it was overloaded with great content posts from my fellow attendees or if the network just wanted to go out for a beer late on Saturday afternoon.....in any case here's the final set of notes for this great event!

Our final afternoon session is kicked off by Ben Kinney...

Facebook Profile

  1. Only approved for personal individual, not your business.
  2. You can have company in a group but can only message 20 people at a time
  3. Or can be a facebook fan page which is for company, brand, community, etc.

Fan Page Idea 1 - Geographic Area

Most likely there is already a fan page for your local city.  There aren't that many at the county level.  Ben has started a page for his county and there are now 5000 fans where you can learn about Whatcom county.  This is allowing him to grow an audience that could be a gauge of how he's doing for social media.  It's difficult to figure out how to create the audience.  Start by inviting all you know with the share button.  You need to get to 25 fans and then you can claim your name (url).  It is then owned by you. 

Community pages - once it's past 5000 fans it is taken over by Facebook.  Just go to his facebook page for Whatcom County and replicate what he's done.  Example of posts would be to have an 'upload your favorite photo of the county and win a prize' contest.  Each upload then shows up on the person's site where they uploaded.  This generates more interest back to the site with more interest and more members.

You ‘make money' by following up on posts where people say they want to move to the county, etc.  Once you are at sufficient audience (let's say his 5000 members), you can then use the FBML tab to insert HTML to add custom pages.  So you can add a home search link to the fan page.  But you need to create the audience first and then add the property search.  If the audience sees that the site has this feature early on they may think that the site is from a real estate agent (which it is) but once you wait and let the audience grow then you'll be fine.

Fan Page Idea 2 - Agent Referrals

Create a specific tips section such as ‘tech corner' with technology tips that you share.  Copy his - he's given his permission.

Fan Page Idea 3 - REO Business

Target asset managers about what's happening in the market, etc. The objective is to create awareness of you as an expert but not necessarily get them to comment back to you.  You just want them to know that they've heard of you.

Fan Page Idea 4 - Create a Fan Page for Your Team

Don't post a new listing each day.  But things like classes, events, etc.  Fanbook.com/advanced.php was there (gone now) but you can look to search by job title, etc.  Some other Fan Page Ideas - create them for specific buildings, inspectors and other people you work with - then you can leverage the friends that are attracted.

Five Ways to Build Facebook Business - via Facebook.com/ads

  1. Buyer Ads - Ben states that buyers only care about themselves and price.  Give them just a link for a free list of bank owned and foreclosures.  Liveauburn.com - example of how you can generate leads for free.  Wufoo.com is the form thrown on his site.  InvestorJunction.com is another  example
  2. Seller Ads - Design the ad to have them call you, not click through.
  3. Relocation Business - Run by job title, etc. to target to who can give you business.
  4. Niche Business - He ads his REO business to corporate people.  He targets people at a bank living in Dallas for example.  Won't get lots of leads but will maybe have some name recognition
  5. Agent-to-Agent Referrals - Figure out the catch that will make you the purple cow in the field.

Go to Facebook.com/ads - type in text and you can quickly get the ad posted.   Quite straightforward to figure out the demographics that you are going to reach.

Ease Your Way to Market Share:

Jeff from Denver came to discuss Zillow....10M unique visitors per month...

Zestimates - Yes, he wanted to address this issue for us.  The take-away is that you should be prepared to  tell the client how the zestimate is derived and tell them exactly how accurate they are on the County level.  They claim it is not an appraisal, just an estimate.  You can find out the margin of error by county which will help educate the consumer. 

If you have a Zillow profile, you can comment on the zestimates and the price when it is for sale.  Your comments help explain why you've set a price as you have.  If zillow's price is lower than the list price it's helpful to get your price reduction (works in half the cases....)

Remember the phrase: "Zillow hasn't been to your house"

You can add your listings to Zillow, your profile, etc.  Add the neighborhoods that you specialize in and be able to show up on the list of most active agents in an area.

There is also an advice page where you can answer questions posed by the public.  More contributions means more visibility in the site.  A combination of listings and contributions is what helps you with a heavier weight to engaging with consumers.

What's changed for zillow? Two agents per zip code will allow you to ad on every page in the zip code.  As a premier agent you'll come up on top for searches in that zip.  Just rolled out in the past couple of weeks.  Contact jeffh@zillow.com or 720-389-8683 for more information on how to sign up.  Act fast, zips are selling out quickly.

Good stuff -- Interesting on Zillow's Zestimates -- only have are within 20% margin of error, what a joke.  Tons of good info here Michael, your four posts are the most comprehensive I have seen so thank you, thank you, thank you!

Fernando - Ben Kinney did an awesome job and has quickly risen in his successes.  A true role model for us all.

Stephen - It was a ton to take in.  Like drinking from a firehose.  Bookmark the blog and come back to it each day to implement or explore one item.  Then before you know it you'll be well on your way.

Chris - Yes, we need to be able to use Zillow's own facts to explain to our home sellers that 'Zillow hasn't been to your house.'

Michael I can't thank you enough for posting this.  I attended Rain Camp in Dc a couple weeks ago.  It took me 2 1/2 hours to drive down there from my area (normally an hour and 15 minute Drive) I shouls have taken the train. then another 2 1/2 hours back home.  And took 90 % of my notes on my laptop. 

that was thursday.  Friday thru the following tuesday I had 3 very difficult settlements, but we got thru them so on Wednesday morning I go to fire up my laptop to get to my notes (because I had forgotten most of what was covered because there was soooooo much good info) only to find that my laptop wouldn't boot up.  After running 2 hours of diagnostics I gave up and called the repair shop that I frequent.  (we have 6 computers between 5 of us) they looked at it and checked the error message that we were getting and said that the hard drive was  fried.  they tried all week to get any data off the hard drive but to no avail.  the ony thing I hadn't backed up was my notes from Rain Camp.  I have been trying desperately since then to find someone who would share their notes.  Thank you ... thank you... thank you.  You are my saving grace.

Congratulations on taking the time to go to RainCamp.  As you learned, it was a worthwhile experience.  If you check out my recent blog posting, you'll see that I can COMPLETELY relate to having system issues.  I spent the weekend trying to get everything migrated to a new system.  Thankfully I don't think that I've lost any data along the way.  I'm probably at about 90% functional as I only have a few more programs remaining that I need to load. 

So I completely get it.  Be sure to check out my 'summary' which points you to all the notes that I took that day.
