With the economy in semi-recovery and the constant threat of increased oil prices, saving money is much higher on most folks' priority. To that end, when either building or remodeling a home, using energy efficient appliances, methods or materials is on the rise. This has an impact on real estate. 
My question is, what does your MLS allow for listings with green elements that may impact the sale price of a property? Here in San Antonio, the San Antonio Board of REALTORS (SABOR) has a field on our MLS sheet where we can add energy efficient or green building items. While the beauty of these features is in teh eye of the beholder, the common wisdom is these types of items will gain in importance to future buyers.
The Leadership in Energy and Environmental Design (LEED) standards for residential construction are a driving force in this trend. The cost-benefit-analysis of this type of construction is well known. Any way a home owner can save future dollars is a positive. (Future dollars are always more expensive than today's dollars.)
Another idea is the FHA Energy Efficient Mortgage (EEM) that is available to consumers when energy efficient properties are being purchased. Add to this the 203k loans for improvements helps with making this more of a realty in our future market.
So please chime in on what your Board of MLS is doing/allowing in this regard. Also would be interested in any personal experiences you have had with green building sale, positive and negative.
