I used to do an irregular look at some garage properties. I would grab a few properties that were representative of the variety of 4+ car garage homes available in Gwinnett County, GA. While pulling properties for a buyer moving in from another state, I decided it was time to take you on a tour again...
When we get up to this level of price, we see some really impressive properties. There are actually a couple houses here that have more than 6 car capacity. There are also several that have a few acres to spread out on... At the same time, there seems to be an expectation that nobody is going to work on a car in the garage. WE see a lot of garages that are finished out very nicely, but we don't generally see a lot of 220V outlets... or even a lot of 120V outlets.
And then something sneaks in that reminds us that some of these folks may run a car at Road Atlanta... and not have a race shop doing all of the prep work. And while the neighborhoods are often restrictive, sometimes the builder (or a previous owner) found a way to put a race trailer on the property without violating the HOA rules. And trust me, when you get up to this range, if there are HOA rules, they will be enforced.
While I don't limit my searches to properties that aren't in subdivisions, I do give those properties extra attention. Of course, it depends on the client and their needs for a garage. I have many that just need the space for their toys... not so much so that they can fabricate a tube buggy or paint a street rod.
Here is an example... Between $600k and 800k, there are 14 other properties with 4+ car garages.
Because of MLS rules, I can't disclose an address or be very specific about any property without gaining written permission from the listing broker... Thus, no pictures...
