I'm about to tell you about another great month in the Carmel Real Estate market! Currently there are 843 homes for sale in Carmel; 132 of those are condos and the other 711 are homes. Of the 843 homes on the market, 84 of them are less than $150,000.
May was another terrific month for Carmel Real Estate. There were 122 homes sold compared with 89 last April 2009. That is a 37% increase in homes sold from a year ago! Fishers Real Estate experienced a similar increase at 25% from a year ago.
Please note that April 2010 out sold April 2008 too!
The graph shows that this is the fourth straight month 2010 has out sold 2009; keep in mind the tax credit expired in April and we may have borrowed buyers from summer months. Time will tell.
The news continues to be good as I review key indicators. For the days on market we saw 76 days this month compared with 107 a year ago! For the price per square foot, we saw $106 compared with $104 last April. That is all great news!
As I reviewed the luxury market (Carmel Homes over $500,000); we saw good news again. Last April there were 5 homes that sold over $500,000; this April there were eleven! The highest priced home that sold this month was $840,000 in Foster Estates.
Neighborhoods that sold the most in April were Briar Lane Estates (near 96th and Keystone), Foster Estates, Plum Creek and Village of West Clay.
I have been doing Carmel market reports for over a year now and it is great to be sharing good news. I love the graphs and hope you do too; as an Accountant in a previous life, I think pictures show us trends which is far more important than just monthly data.
