My web site generates over 600 leads a month and helped me sell 521 homes last year! I have outline below what I feel are the 5 most critical features your web site must have to make you over $150,000 a year! Here goes!

1. Lead Conversion- Out of 100 unique visitors, how many are filling out forms and contacting you. The average site is just below 3%. We have our site around 11%.

2. Instant Follow up- 20% of on-line viewers EXPECT a response immediately and another 25% expect a response within 30 minutes. How long does it take the average Realtor??? 16 HOURS! Does your site send you a text message when a new lead comes in, allowing you to contact and convert that to an appointment. This dramatically increased our business last year. 

3.  Follow-up- We have all been taught that a fortune is made in the follow-up. Does your web site have an automated drip campaign to keep your name in front of the client until they are ready to buy or sell. Since 61% of on-line traffic is down the road business, how are you keeping in touch?

4.  Return on Investment Tracking- Do you have the ability to see how many visitors came from a specific marketing activity so you can determine your cost per lead. My web site saves money by automatically calculating the conversion of new leads from each marketing campaign by having a "back end" that allows me to view all this data in real time!

5. Professionally written content- We aren't writers so why try. The content on my site was professionally written by a copywriter that understands how to articulate value to online prospects. I may be wrong Jay. But this post is just a blatant ad to make money for your services. You can post whatever you want, of course,  but my first impression is, I really am turned off, because there are a lot of AR members making money from their business sites, but it is secondary, because they offer tips and help to all the AR community and their primary business makes money because of it.  If something you say or offer catches my attention, you can be sure I will click your link and check you out. If I am that impressed, you will get business as a friend and co-blogger in the AR real estate business, not because of a post that tries to SELL me something. I hope I am not out of line here (if I am you can be sure the AR members will let me know, that's the beauty here) Regards, DavidC

PS. I have been to your site before this post because I saw your name on the net before. Very impressive. But what about agents like me that have very good company sites, (Real Living) etc. Do you suggest we leave them, if we could, or do you have advice to help us secure more leads?

Wow! As a marketer and fellow Realtor I look at every possible way to find and advantage for my clients. It is my passion and what has driven me to my success in both business and life.

Maybe instead of being critical of the reason I posted this, you should take a look at your business and see if this advertisment, as you put it, might offer value to your business.

By no means am I intending to pad my own wallet by giving a bogus post. My entire 10 year career has been focused on learning from the best of the best. That is why I am where I am.

If you have no questions or curiosity for how, at age 29, I have achieved such success, I would be curious as to what you are trying to find on AR?

I genuinely mean no disrespect, but sheer curiosity for only criticism for my objective and not your own benefit.

P.S.  You might know of a guy named Jim Striegel, KW's #1 agent in 2005. I see you are a Real Living agent. I took a look at your site. Take a look at Jim's, he is now an owner in Real Living, and probably number one there as well. Ironically, he uses and promotes the same site I use as well. www.jimstriegel.net

Here's what I wonder.  I wonder why a top agent like yourself (I doubt that this is you writing this blog) is investing so much of his time into your website company and your association with topagenttoolbox.com?

Please don't get me wrong, residual income is great, and you obviously know what you're doing in real estate, but I find it curious that many top producing agents end up spending most of their time in other ventures that are "how to become like me" seminars and products.

If this is Jay writing this blog, you have a partner in the title business from North Carolina. What's his name?

As successful as you are...you know there are different approaches to marketing.  The approach on here is not direct and in your face.  As Realtors, we see sales pitches everyday and quite frankly we are getting pretty sick of everyone trying to get in to our pockets.  There are plenty of vendors getting business on here and they have not posted one on line infomercial. 

You have an impressive product, but in order to get business here...you need to tone it down and be more indirect.  I have the right not to comment on post like this, but decided to let you know how I feel.  Take my 2 cents and work with it or not...thats your choice.  By no means am I discrediting your success just think you could get more with a different approach.

One last thing about getting in your wallet.

Jay, you will be VERY interested in what I'm getting ready to do.  I'm going to put a powerful FSBO tool in the hands of agents to get tons of buyer leads .  I need some point guys like you and Mike Reese to pull it off.

The Website that Jay uses is Great. I have been using this same site for years. I have another site too; but doesn't do anything like the Web Agent Solutions site does. Also I get tons of Free advice from Jay Kinder & Michael Reese. Their staff is super as well. I always get a reply from this Group & it is always Free. They are all about the Agent doing their Best. This is something you never see around in this area. It is all about self in this area; but not with the KINDERREESE group.  THEY ARE THE BEST.
