You've heard that one, right? You're nodding your head YES!...(now quit rolling your eyes with it...I saw that!) but does STAGING really do that?
I've got a fabulous success story to share that truly testifies to the fact that staging can and does get results selling a home faster and for more money. If you're on the fence about staging your home or listing, consider the following success story...
This personally is one of my favorite homes we've staged over the years here in the Cincinnati real estate market. I love happy endings!
Cincinnati Home Staging Success Story:
This home was situated in a great family neighborhood with community pool and lake. The floor plan was more contemporary than the traditional style homes of the neighborhood. The home had many strong selling features such as a wonderful finished basement with built ins,spacious & vaulted ceilings and a great fenced lot with beautiful landscaping & patio.
CHALLENGE:
After being on the market for 5 months, feedback indicated that buyers did not like the floor plan & the green floor in the
entry and kitchen area. Homeowners were considering installing a wood floor. They had also dropped the price 3 timesin that five month period.
Stage A Star was called to evaluate the property as the homeowners considered staging it to help get their house sold.We noted right away that the way the sellers used the property when they lived there might be confusing buyers.
The floor plan included a large vaulted great room when you first entered the home. The homeowners had used this spaceas their family room and the room that was off of the kitchen which is typically the “family” area was used as a “formal” sitting room. Although there was no furniture, the accessories and painted stripes on the walls gave it a formal feel. Buyers were confused by how to live in the space and they also did not see a “dining room” which the Realtor indicatedto Stage A Star was an issue. Buyers were dismissing this home right away and unable to see all that it offered.
SOLUTION:
Less than a week later, the property was staged. Keeping in mind who the “target” buyer was and addressing the negative feedback of the green floor and no dining room, Stage A Star transformed this property. Staging techniques were used that created a “lifestyle” buyers aspired to, defined each room and color/design elements were used to make the floor color work.
SOLD IN 11 DAYS WITH MULTIPLE OFFERS:
Once staged, the house was RE-LISTED as a new listing to generate new interest. The homeowners opted to also list at $5000 more to make up for past price reductions. Less than 2 weeks, this house had 2 offers on the table with a third one trying to make the deadline. The property went pending at 11 days after being on the market for 5 months! The appraisal was completed & the higher price justified because of the staging as told to us by the listing agent. The appraiser had put in their notes that the house had been staged and even though no other upgrades had been done, the house appraised successfully.
