For homebuyers looking at Carlsbad homes for sale and interested in a recently-built gated community (around 2001), you might consider Brindisi.
Located in the highly acclaimed and upscale resort residential community of Aviara (this community offers a quiet, and small, residential community just a few minutes from the beaches, the Four Seasons Aviara Resort and other Carlsbad attractions).
Brindisi (in zip code 92011, formerly 92009) is located at the intersection of Ambrosia and Poinsettia and offers 90 homes, all attached, in a rectangular layout adjacent to the Aviara Community Park, with playground, ball field, and soccer field.
Homes are clustered in groups of approximately 4 or 5, and all homes are two-story with 2 car garages, and many have small private fenced backyards. The complex offers a swimming pool area with hotub/spa (bottom right photo)
Students in the community attend the Carlsbad Schools - Aviara Oaks Elementary and Aviara Oaks Middle School are a short distance away.
Residents pay both HOA as well as Mello Roos fees.
Currently (August 2007) there are 4 homes for sale in Brindisi ranging in size from 1316 SF to 1603 SF with 2+ bedrooms (homes have an office area that may be used as a third bedroom) and 2-3 baths (bottom left photo is one such home). Brindisi offers some of the most affordable housing in the Aviara area of Carlsbad; prices range from $479,000 to $579,000. A larger floor plan is sometimes available at 2166 SF.
