Summerlin Vistas & Paseos Neighborhoods ~ 10-15% Over Priced?

I showed homes today in two of my favorite Northwest neighborhoods of Las Vegas.  We saw homes between $600-900K.  I have lived & sold homes in the Summerlin area since the early 90's.  Sadly, today... I could not have been more disappointed.

Several homes that we saw today, I saw 4 months ago (and some as long as 9 months ago) - still available, still at the same price...  A few were "slightly" reduced - but obviously not enough to produce a sale.

Most of these homes were absolutely beautiful.  A few of them could use a little housekeeping, but for the most part were all VERY salable homes.

At the end of the day, my clients and I discussed the pros & cons of the homes we saw.  Our consensus was this... They would buy just about ANY one of them, if the price was right.  However, none of these homes would even come close to appraising for the ridiculous listing prices attached.

So, tomorrow we're looking at more homes.  As much as I would've loved to find them a home today - I honestly wouldn't have made an offer on ANY of them either.  Depending on our luck tomorrow, my clients will have 2 options:

  • Write offers that will undoubtedly offend most of these sellers (10-15% below asking).  Which for some of these sellers will mean a $100K under list offer!
  • Or... They can rent until one of these sellers finally "needs" to sell and decides that they choose to spend more time in Reality vs. Fantasyland.

I guess I better get some sleep... Tomorrow could be another long & uneventful day... I remember when I used to ENJOY showing homes.  *Sigh*

Sue - I am still amazed that sellers refuses to reduce their property so that they can be sold.  In my marketplace I also see alot of listing sitting for alost a year.

Jennifer:  I guess they are thinking if they ALL hold out, they can keep their values up.  I don't like their chances.

Sue, Fantasyland is right!  These are the same people that want a $1500 payment on a $450,000 home.  BTW, I am still working on the Mr. and Mrs. Mortgage seeker... post.  Ispired by you.

Steak:  Apparently I wasn't far off in my analysis.  I've had two agents call me to tell me their seller has over $100K in flexibility.  Ok... here's a question for you...  Why not just reduce the price? 

This is nothing more than smoke & mirrors trying to convince people that values are not going down in certain areas. It's just plain SILLY!

Steak:  Funny!!! I just got an email from another agent selling a home in the Vistas offering $104,000 in incentives!

This seems to be the song in a lot of areas, including our area.  Too many agents simply afraid to speak frankly with their clients.

I know it's been a few months since last post, but the problem is changing a little. I live in Paseos...we have several foreclosures in our neighborhood, now. Overpriced homes that have been for sale for a year or longer. Sellers expecting the market to change sooner than reality. Now these homes are drastically reduced in foreclosure or short sale. So the rest of us in the neighborhood are paying for their greed. Things will get better!!!
