You have a home listed and another agent directly asks your seller "why did you list with them and not me?" Has anyone had this happen? This is completely unethical in my book and I've had it happen several times over the years. My seller just told me another agent asked why she didn't list with an agent in town. The agent told my seller that she lives in town and questioned why she did not consider her. Not that I need to justify my doing business in the town, but I have sold several homes in the town and my seller was recommended to me. I would never do business in a town that I did not feel confident in. Isn't the agent basically harrassing a seller who is already listed?
There was another occasion where my seller told me an agent told her she must be paying too much commission (after looking at my sub-commission) and had the audacity to discuss her rate with the seller. I wanted to bring the agent up on charges, but my owner did not want to get involved.
Now, I have no problem with someone I was up against for a listing asking the agent why they chose me instead of them.
Has anyone else had this happen? If so, how have you handled it?
