Hip new Oleander Place Townhouse Just Staged in Cowtown, yes Fort Worth TX!

By
Home Stager with Hampton ReDesign, Home Staging and Redesign

Hampton Redesign was really pleased to have the opportunity to design, furnish and stage a model townhome in the hip "near Southside" neighborhood near downtown Fort Worth. These tri-level townhomes are beautifully finished with hardwoods in the living areas, granite and stainless steel kitchen as well as three full bedrooms and baths. This is the Escape model ... it's gorgeous! Great city views from your roof top deck and easy access to 1-30 and the hospital district. Not to mention being able to walk to cafes and great restaurants on Magnolia Ave.

Here's my first shot of the vacant space.

Oleander Place Escape Model

The developer really wanted to be able to move the staging to a more contemporary style unit when this one sells, so I had to keep that in mind when designing this space which was a little more traditional in feel and also a tad larger.

Here's the afters.

And here's the master bedroom.

Did I mention Hampton Redesign had 3 weeks to shop for furniture and accessories, arrange delivery and stage? The Arts Goggle art festival this past Saturday the 15th in the Southside neighborhood was our deadline!

A lot of work but the challenge was worth it and it was wonderful to see it all come together!

Marketed by Highrises.com, Oleander Place is situated between Oleander and S. Adams St.

Tessa-you really made the long space look livable.  The areas are clearly set but there's good flow too.

HI Tessa, great work in a short time. The buyer can see how they can use the space instead of it appearing like a long bowling alley. Love the bedroom furniture. Nice detail pattern in the headboard.  The artwork is really good too. Artwork always helps to sell the lifestyle of a home and you hit a home run here.  I thought the area rug under the dining room table looked a tad on the small side, however, when working on tight time lines  I know it can be difficult to find exactly the piece you want in the size you want. Congratulations on a job well done!

Great job Tessa, I LOVE it! You did a lot of work in a short period, but it looks like a fun project!

Thanks Kathy, the way it came together was somewhat serendipitous! I ended up creating a disctinct dining area as the console table I had planned for behind the sofa just didn't work but it did work to create visual separation between living and dining at the end of the sectional L.

Michelle, it's almost all West Elm furniture and the artwork was from Overstock! I hadn't originally planned on a rug under the dining table but wanted the dark wood chairs to pop out from the dark wood floor as well as add some color. This was a 5 x 8 and an 8 x 10 would have been too big. So I agree with you but in this case its more about using it as art on the floor! Yes it was challenging to find everything on such a short time frame with no time for substitutions!

It was fun Donna... I kept reminding myself of that as I trolled around HomeGoods for the umpteenth time! ;)

Tessa, you did a fantastic job staging this home.  Isn't it nice when the finishes are so high end to begin with?  Oooh, would love to see the rooftop deck!  I love the bentwood chairs you used in the dining area - and I particularly love the artwork.  It's very calming but contemporary, and the artwork with the circles is very fun.  Overstock, really?!  Yee haw - great job.

Yes Overstock. You can't beat their prices and all for $2.95 to ship. Plus it was packed really well! Yee haw indeed! :)

Appreciate your comments Sharon. I deliberately picked neutral "green" colors and artwork to match. The developer ended up buying some more pieces when he saw how inexpensive they were on Overstock. BUT... his selections were much more modern and abstract. I think he was buying for personal taste but they definitely didn't fit the calm esthetic I was going for!

My goal was to use contemporary furniture but keep it warm and inviting to appeal to buyers who had more transistional or traditional taste as well. Thanks Michelle, I'm happy you got it! :) Hopefully buyers will too. I did have a great canvas to work with!

I am honored Kathy!

Thank you Janice!

Peggy,  appreciate your comments! I have been so busy I have neglected updating my Hampton Redesign Facebook page but will do today. Yes! :) I know I had added you back in March, but they have since changed the interface on FB and to be honest I find it a little confusing. Will check again.

Leanne - I don't know what I would do without Homegoods. I know all the stores within a 75 miles radius! lol

Anna - I did too! It's in an emerging neighborhood but the space is really nice and bright considering its an inside unit. I will have to say that living there would be like having a Stairmaster... I could definitely feel the burn just after two days!!! lol
