Finding West Hollywood Condos For Sale is not magic. There are plenty. Finding one that's currently for sale whose HOA dues are reasonable is the trick. And of course it is what is reasonable to you that is the real question.
Living in Laguna Hills I thought that HOA dues were mostly okay in the area, with Laguna Niguel forging a bit into the upper tiers depending on location, ocean views, amenities, etc. And then I reaquainted myself with Los Angeles after my few years in the O.C.
Previewing some of the amazing W Residences that were decorated and designed as models by eight or so of some of the most skilled designers I have seen in a while my mind thought, "Twelve hundred a month isn't so bad for home owner dues." I calculated what the per annum extraction from my wallet would get me in the way of a view of the Hollywood Sign from my twelfth floor ultra modern digs, the push button full hotel services that would cater a party or fill a tub with champagne.
What strikes me here in this market is the amount of properties that have what I consider a high side home owner association dues with little or no services. Some of these are no doubt digging out from poor management and are making up for the years of not having a plan, some are catching up with needed maintenance and attempting to preserve the values for the owners. And some are just plain red flag warning signs that scream "don't buy here" - unless you have a very very long view and can take part actively in managing a turnaround.
Today a home listed in just south of the Sunset Strip that is a nice one bedroom condo with one and a half baths. A decent size just over eight hundred square feet and a nice looking building, well kept, clean, shows pride of ownership. The building was built in 1959 and has somehow managed to present itself very well, and keep their home owner dues under $230 per month. Outstanding.
If ever a trumpeter should be allowed to belt out some wailing Satchmo from atop a West Hollywood Condo for Sale - now would be the time.
